Attached please find a memo from Marc Romero, Assistant to the Town Administrator, requesting
consideration of award of bid TA-24-12 Janitorial Services - Town Facilities.
Action Requested:
Resolved that the Town Board hereby awards the bid TA-24-12 Janitorial Services -
Town Facilities to Commercial Building Corp. at the base bid price of $61,230 and the
individual alternate prices, and at the Town Administrator's discretion, hereby authorizes
renewal of the bid for $63,190 in Year 2 and $65,960 in Year 3, and further authorizes the
Town Administrator to execute the agreement and any related documents necessary to
carry out its implementation.

Subject: Award of Bid - TA-24-12 - Janitorial Services - Town Facilities
General:
On October 2, 2024, five (5) bid proposals were opened and received for contract TA-24-12 Janitorial
Services—Town Facilities. As demonstrated on the attached bid tabulation table, the apparent lowest
bidder is Commercial Building Maintenance Corp. ("CBM") at the submitted base bid price of
$61,230 beginning November 1, 2024, until October 31, 2025.
CBM is the Town's current contractor for maintenance of the Town's six (6) facilities and has
provided these services since 2021. Slight changes have been made to the scope of work since the
previous agreement, but the most significant change is the price increase of services. No errors or
omissions that could potentially impact the viability of their bid price have been identified at this
time.
The Town Administrator's Office recommends authorization of contract award to CBM with the
alternate pricing rates in the total contract amount of $61,230. Should the services be satisfactory, we
are requesting that the Town Administrator be authorized to renew the bid for $63,190 in Year 2 and
$65,960 in Year 3.
