Housing Authority Meeting
Monday, April 7, 2025 Conference Room C, Ground Floor of Town Center 7:00 PM

1. Call to order
Vice Chair-Philbrick Wheaton called the meeting to order at 7:03pm
Approval of Minutes
1. Report of Minutes from the March 3, 2025 Housing Authority Meeting
Moved by Board Member Deshpande, seconded by Board Member Thaul
Resolved, that the Mamaroneck Housing Authority does hereby approve the amended
report of minutes from the March 3, 2025 meeting.

Business Agenda
1. Report of Midas Property Management
Mr. Padernacht reviewed the monthly report with the Housing Authority. The units that
were recently vacated have been updated. A few applications have been received
and submitted to Housing Action Council. Errico is working on the landscaping
project, once Midas receives the project proposal, Mr. Padernacht will submit it to the
Housing Authority. Spring Clean Up is coming up at the complex. Renewals are going
to be sent out soon, which Ms. Noonan expects to be smoother process than than in
past. Mr. Thaul asked about the boiler project line item. Mr. Padernacht said that the
line item is higher because of the winter season and how the schedule is set up for
yearly maintenance. Mr. Thaul, Mr. Altieri, and Mr. Padernacht discussed the benefit
line item. Mr. Thaul was concerned about how tariffs will effect the Housing Authority.
Seven units are available and two applications have been submitted. The Housing
Authority and Mr. Padernacht and Mr. Altieri talked about where the vacant units have
been marketed. The Housing Authority discussed possible local community
organization that the vacant units could be marketed to.
2. Update on Heating Unit Analysis
Mr. Altieri reviewed the heating unit analysis with the Housing Authority. Bright Power
went to the complex to review the proposal and gather data. He said that Bright
Power is gathering data to submit for the New York State grant.

Arrears were discussed amongst the Housing Authority.
Mr. Padernacht and Mr. Thaul discussed phase two and three of the Landscaping
Design Project.
Ms. Kaplan-Macey asked if the Housing Authority could limit the amount of Section 8
applicants, which was than confirmed. Vice Chair Philbrick-Wheaton said the Housing
Authority can increase the amount of units as they like.
