Monday, September 19, 2022
Roll Call and Introductions
Due to a lack of a quorum, the meeting was not called to order. For the record, here is a list of
attendees and a summary of the informal discussion that was held.

Approval of Minutes
The minutes of the July 25, 2022 meeting were tabled until next month.
Referrals
1. 18 Pryer Manor Road - Subdivision
James Fleming presented the proposal to subdivide the property at 18 Pryer Manor Road.
The property is adjacent to the unpaved road used to access several homes as well as the
Premium Marsh Conservation Area. Because of the proximity of the property to the
Conservation area and the listing of the project as an unlisted action under SEQR, the project
will be elevated to a Type I action. A County sewer easement is located on the property and
the County issued a letter stating no objection to the construction of a home over the
easement provided the structure does not bear on, touch or undermine the sanitary sewer
pipe. The specific plans for the construction of the home would be worked out when the
applicant submits a proposal for Residential Site Plan. At this time, the property is just being
subdivided.
Since there is no quorum tonight, a letter will be sent to Planning Board stating that a finding
of consistency could not be voted on tonight but will be considered at the next meeting.
2. 65 Myrtle Boulevard - Residential Site Plan
Eliot Senor presented the proposal to construct a new single-family house at 65 Myrtle
Boulevard. In addition to the new house, a pool and a stormwater management system will
be installed. A request was made to include more native plantings in the landscape design.
Because there is no quorum present, a letter will be sent to Planning Board stating that a
finding of consistency could not be voted on tonight but will be considered at the next
meeting.
3. 43 Mohegan Road - Residential Site Plan & Wetlands and Watercourses Permit
