CALL TO ORDER
Chair Battalia called the Housing Authority meeting to order at 7:00pm.
Welcome and Introduction of the Housing Authority Board — Mr. Mileto, Ms. Deshpande Mr. Di
Bari, Mr. Padernacht, and Mr. Altieri introduced themselves to the tenants.
Announcement of New Management Company—Chair Battalia announced the new
management company to the tenants and explained the reason behind changing management
companies.
Status of Building Superintendent— Chair Battalia reviewed the status of the former building
superintendent and the current superintendent.
Update — New Leases - Chair Battalia explained the updated leases to the tenants. She said the
leases include updated rules and regulations, and tenants should send their signed leases to the
Housing Authority email.
House Rules— No Smoking Policy/ Designation of Smoking Area —Chair Battalia announced the
updated smoking regulations, saying there is only smoking allowed in the new smoking area
and smoking is not allowed inside of units. Mr. Altieri explained where the smoking area is and
why the Housing Authority had to designate an area.
Fire Safety Presentation—Town of Mamaroneck Fire Department—Joseph Russo, Town of Mamaroneck
Fire Department gave a fire safety speech to the tenants and Housing Authority. He reviewed the
following:
• Most fires start inside a dwelling because someone fell asleep while smoking.
• Fires also occur when light candles and turned on stoves are forgotten, and when outlets are
overloaded.
• In case of a fire tenants should evacuate their unit, call 911, and make sure their front door
closes behind them. Mr. Russo said all front doors should be self closing. Some tenants became
concerned that their front doors are not self closing.
• Mr. Russo went over how to "bailout" of a window and how to maintain afire alarm.
Renter's Insurance—Chair Battalia explained the Housing Authority's decision to require tenants
purchase renter's insurance. She and the tenants discussed what renter's insurance covers.
Update—Window and Deck Replacement Project—Mr. Mileto detailed the window and deck
replacement project for the tenants. He then explained that the Housing Authority has contracted an
engineering firm to inspect vacant units. Mr. Altieri told the tenants to expect workers on the property
for some months.
• Mr. Mileto and a tenant discussed the possibility of termites in the tenants unit.
• The tenants then asked for clarification about which windows will be replaced. Mr. Mileto
explained that all windows will be replaced over time.
Hommocks Park Energy Audit—Ms. Deshpande explained the energy audit, how it will help offset costs
for tenants, and improve quality of life. She said the audit will completely assess the complex, and the
findings will provide a base on which policy will be decided upon by the Housing Authority.
Brief Comments—Midas Property Management—Michael Padernacht introduced himself and Midas to
the tenants. He then described the Housing Authority's selection process for a new management
company. Mr. Padernacht spoke about the below:
• How important communication between the management company and tenants is to Midas. He
continued to say he would like to have tenants meetings every six months.
• The current appearance of the complex and how Midas will work to upkeep and beautify it.
• The relationship of the prior management company and Midas and how the transition is going.
• His past property management experience.
• Day-to-day operations during the transition.
• The updated leases.
Chair Battalia said it was decided to have one year lease so everyone is on the same page.
Questions/Comments—
• The tenants discussed the fire at Gramatan Management.
• Chair Battalia and tenants discussed the new lease rent amount, and Mr. Padernacht and the
tenants discussed the enforcement of house rules.
• Mr. Mileto and tenants discussed the window replacement project.
• Chair Battalia addressed the rumor that the complex is being sold to a private company—she
expressed that this is untrue and that the Town of Mamaroneck stays committed to the
complex.
• Tenants said they would like a new lawn maintenance company. Mr. Padernacht said he would
speak with the company currently used and see what needs to be addressed.
• Tenants and Mr. Padernacht discussed duties of a Superintendent and the requirements for
being a Super.
• Tenants asked about the smoking area and how much of a parking space will it use. Mr. Altieri
explained the area will be minimal.
• Tenants asked how they could contact the current Super. Mr. Padernacht said to contact
Gramatan Management and copy him.
• Tenants discussed how the laundry lint hasn't been changed in 2 years.
• The Housing Authority, Mr. Padernacht, and the tenants discussed the monthly Housing
Authority meetings.
• Mr.Altieri, Mr. Padernacht, and the Housing Authority discussed garbage/recycling.
• Chair Battalia announced when the next Housing Authority meeting is.
The meeting was unanimously adjourned at 8:15pm by Chair Battalia.
