CALL TO ORDER
The meeting was called to order by Chairman Wassman at 8:06 PM.
APPROVAL OF MINUTES
On motion of Mr. 'merman, seconded by Mrs. Washington, the minutes of
September 23, 1993 were approved as corrected.
SAM'S DELI DELIGHT - 2451 Boston Post Road (1-3 Dillon Road) - Block 505
Lot 82 - Sign
Leslie Caldwell, property owner, appeared. He stated that the new sign
will replace the existing one and that the awning will be repaired. The
members were not in favor of the proposal and suggested the applicant work
with a professional for the design and that the awning be used for the
signage. Mr. Fleming suggested that Mr. Caldwell look at the Plaza
Bootery for a good example of a similar solution.
This matter was adjourned.
MR. AND MRS. KEVIN O'BRIEN - 1 Washington Square, Apartment 5F
Block 133 Lot 449
James Margiotes, architect, appeared. He has done comparable work at the
same apartment building in the past and stated that the porch enclosure
would be at the end of the foyer of the apartment.
On motion of Mr. 'merman, seconded by Mrs. Washington, the Board
unanimously approved the application.
CVS PHARMACY - 1310 Boston Post Road - Block 410 Lot 463 - Signs and
Facade
David Dillon, representing Mandeville Signs, appeared with Daulton Sherman
of DonnaLee Development, Inc. CVS will occupy the total space which Home

Fair had leased. It is changing the entrance location to the store. The
applicant requested two signs. One is for 24-inch, individually
illuminated, red letters across 15 feet; and the other sign would hang
perpendicular to the building under the roof to serve as a directional
sign in the shopping center.
The Board members, particularly Mr. Inmerman, were concerned about the
hanging sign because the application did not consider the other tenants in
the shopping center or the original plan submitted at the time of the
renovation of the shopping center.
On motion of Mrs. Washington, seconded by Mrs. Williams, the Board voted
unanimously to reconsider the matter of the hanging sign in November.
Jack Marin of CVS and Daulton Sherman of DonnaLee Development appeared in
regard to the facade. The drawing of the facade was acceptable to the
Board. Mrs. Bonsteel suggested that CVS's architect contact the project
manager at the building site for the extension of the supermarket in the
shopping center or come to the Building Department to study the original
proposal. There is a brick pier at the demising wall, and there will be
white anodized window frames. The supermarket facade is glazed brick, the
cleaners' and this building's facade are painted brick, and the
restaurant's facade is green marble.
On motion of Mrs. Washington, seconded by Mr. lnunerman, the Board
unanimously approved the submitted facade plan with the condition that the
facade be painted to match the color of the supermarket's glazed brick
facade. (The motion did not include signage.)
METROPOLIS WESTCHESTER LANES, INC. - 2444 Boston Post Road - Block 503
Lot 101 - Sign.
Andrew Fredman, architect, appeared. He discussed the facade of the
entire building as well as a sign for "SneaKee Feet" - a mid-price sneaker
store which will lease one-half of the available third of the shopping
center. The company is a subsidiary of Kinney Shoe Corporation which is
part of Woolworth's. Mr. Fredman stated that the design elements for the
center were the grid pattern, the pilasters and logo signs at the stores.
The proposed store's sign was a lozenge-shaped, box sign with blue letters
on a white background - 3 feet by 32 feet. There were many elements that
various members did not like. It was noted that a lit, white background
would be very bright and that allowing such a contrasting sign was not
architecturally consistent with the other tenants' signs.
On motion of Mr. Wassman, seconded by Mrs. Williams, this matter was put
over to the November meeting. The Board requested that Mr. Fredman

consult with his principals and tell them of its preferences. It was
suggested that the store identify itself with blue, channel letters with
white sides. If that was not possible, the Board requested that the box
sign have rectangular ends and white edges. And, the background of the
sign should be an opaque, unilluminated white
The red, awning sample which Mr. Fredman submitted was accepted by the
Board.
DINO OIL INC. - 2517 Boston Post Road - Block 504 Lot 101 - Sign
Joe Cassese, appeared representing Dino Oil Inc. which is a distributor
for Texaco. He stated that the company is installing a monument sign for
the dealership and explained the signs for the canopy.
On motion of Mrs. Washington, seconded by Mr. Fleming, the Board
unanimously approved the ground sign, which is 5'7%", and the canopy sign
as submitted and described.
The members stated that the landscaping plan was mundane and had no
variety. Mrs. Williams suggested that the applicant look at The Gap, Roy
Rogers and McDonald's. It was proposed to plant a pin oak in front of the
office structure of 4 - 6 inches in diameter. The Board reminded the
applicant to remove the fence on the Saturn side of its property and
requested a line of arbor vitae 15 feet from the sidewalk and 4 feet on
center and suggested planting pyrocantha 4 feet on center. On motion of
Mrs. Williams, seconded by Mr. Fleming, the BAR unanimously approved the
landscape plan as suggested by the Board.
