ARCHITECTURAL BOARD OF REVIEW OF THE TOWN OF MAMARONECK
MARCH 23, 1995, IN THE SENIOR CENTER, TOWN CENTER

CALL TO ORDER
The meeting was called to order by Chairman Wassman at 8:03 PM. He noted
that a bare quorum was present and a unanimous vote is required to
approve an application. Therefore, any applicant may withdraw his
application without prejudice and be heard next month at which time there
may or may not be more members present.
APPROVAL OF MINUTES
On motion of Mrs. Washington, seconded by Mr. Fleming, the minutes of the
meeting of February 16, 1995 were approved, 3-0.
WINGED FOOT GOLF CLUB - Fenimore Road - Block 347 Lot 1 - Comfort Station
Lawrence Gordon, architect appeared. He stated that the building would
be covered in cedar shake shingles with a slate-gray, shingle roof. It
will be placed far from a residential area and replaces an equipment
shed. Mr. Gordon stated that the application has Planning Board approval
for a Fresh Water Wetlands Water Courses Permit. --
On notion of Mr. Fleming, seconded by Mrs. Washington, the following
resolution was unanimously adopted, 3-0.
WHEREAS, Winged Foot Golf Club has suhnitted an application to the
Building Inspector, together with plans, for a comfort station on
the premises located at Fenimore Road and known on the Tax
Assessment Map of the Town of Mamaroneck as Block 347 Lots 1; and
WAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Winged Foot Golf Club suhnitted an application for approval
to the Board; and

WHEREAS,
2-WBEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application for a comfort station by Winged Foot
Golf Club located at Fenimore Road, said premises being known and
designated on the Tax Assessment Map of the Town of Mamaroneck as
Block 347 Lot 1, be and the same is granted.
DJ LARCH REALTY TRUST(Larchmont Diner) - 2399 Boston Post Road -
Block 505 Lot 433 - Sign and Facade Changes
Tom Ravo appeared. He apologized for the changes which the manufacturer
had made after the BAR had approved the plans. The glass corners were
added as there was too much dryvit, and the sign manufacturer changed the
sign on his own.
The members felt that the design had been improved by the changes.
On motion of Mr. Wessman, seconded by Mr. Fleming, the following
resolution was adopted unanimously, 3-0.
WFC, DJ Larch Realty Trust has submitted applications to the
Building Inspector, together with plans, for sign and facade changes
on the premises located at 2399 Boston Post Road and known on the Tax
Assessment Map of the Town of Mamaroneck as Block 505 Lot 433; and
WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WAS, DJ Larch Realty Trust submitted applications for approval to
the Board; and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, TSE BE IT
RESOLVED, that applications by DJ Larch Realty Trust to change the
facade and to change the major facade sign on the premises located at
2399 Boston Post Road, said premises being known and designated on the
Tax Assessment Map of the Town of Mamaroneck as Block 505 Lot 433, be
and the same is granted.

METROPOLIS WESTCHESTER LANES, INC. - 2444 Boston Post Road - Block 503
Lot 137 - Revision to existing dumpster enclosure
Andrew Fredman, architect for the center appeared. He stated that the
business are doing so well that a great deal of garbage is being
generated. The application was being presented as the enclosure is
different frcm the requirements of the law. This Board had approved the
current enclosure. A new garbage company has been employed. It does its
collection early in the morning and has made no changes in the procedures.
On motion of Mrs. Washington, seconded by Mr. Fleming, the following
resolution was adopted unanimously, 3-0.
WFC, Metropolis Westchester Lanes, Inc. submitted an application
to the Building Inspector, together with plans, for an enlarged
dumpster enclosure on the premises located at 2444 Boston Post Road
and known on the Tax Assessment Map of the Town of Mamaroneck as Block
503 Lot 137; and
WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Metropolis Westchester Lanes, Inc. submitted an application
for approval to the Board; and
Wim, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Metropolis Westchester Lanes, Inc. to
enlarge the dumpster enclosure on the premises located at 2444 Boston
Post Road, said premises being known and designated on the Tax
Assessment Map of the Town of Mamaroneck as Block 503 Lot 137, be and
the same is granted.
JOYCE AND PETER MOOCR - Apt. 6A, 1 Washington Square - Block 133 Lot 449 -
Refurbishment of terrace
Mrs. Moock appeared. She requested an enclosure with five windows as each
window would be easier for her aged mother to open, and because it would
be less expensive to install. The Board was extremely loath to approve
this plan as it would not match others already installed. Therefore, Mrs.
Moock submitted an amended plan with only four windows.
On motion of Mr. Fleming, seconded by Mr. Wassman, the following
resolution was adopted unanimously, 3-0.
WHEREAS, Joyce and Peter Moock submitted an amended application to the
Building Inspector, together with plans, for the refurbishment of the
terrace on the premises located at Apt. 6A, 1 Washington Square and
known on the Tax Assessment Map of the Town of Mamaroneck as Block 133
Lot 449; and

WHEREAS,
4-WHERE S, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Mr. and Mrs. Moock submitted an application for approval to
the Board; and
Wim, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, 'THEREFORE BE IT
RESOLVED, that an amended application by Joyce and Peter Moock to
refurbish the terrace on the premises located at Apt. 6A, 1 Washington
Square, said premises being known and designated on the Tax Assessment
Map of the Town of Mamaroneck as Block 133 Lot 449, be and the same is
granted, subject to the following conditions.
1. The enclosure to be built shall match the amended plan with
four windows.
PHYLLIS BORACZER - Apt 4G, 1 Washington Square - Block 133 Lot 449 -
Terrace enclosure
William Boraczek appeared on behalf of his mother. He stated that the old
windows had been removed and that he was replacing them with 6, white
aluminum ones. These will match most of the other balconies in the same
line.
On motion of Mrs. Washington, seconded by Mr. Fleming, the following
resolution was unanimously approved, 3-0.
WHEREAS, Phyllis Boraczek submitted an application to the Building
Inspector, together with plans, for a terrace enclosure on the
premises located at Apt. 4G, 1 Washington Square and known on the Tax
Assessment Map of the Town of Mamaroneck as Block 133 Lot 449; and
WHEREAS, the Building Inspector has declined to issue such permit-on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Mrs. Boraczek submitted an application for approval to the
Board; and
WHEREAS, this Board hag examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Phyllis Boraczek to enclose the
terrace on the premises located at Apt. 4G, 1 Washington Square, said
premises being known and designated on the Tax Assessment

Map of the Town of Mamaroneck as Block 133 Lot 449, be and the same is
granted.
ALFREDO GULLA d/b/a HYUNDAI - New Car Dealership - 2533 Boston Post Road -
Block 504 Lots 1 & 134 - Signs.
Mr. Gulla appeared with Bill Lieberman fran Albee Sign Company. He stated
that the fence had been removed, the walk had been fixed and that he would
be painting over the concrete base soon and preferably in the Hyundai
grey. He was aware that his signs should be installed with timers.
Mr. Wasssnan explained that the illumination of all monument signs mnst be
20-foot-candles at 25 feet and asked Mr. Lieberman to inform the
manufacturer of the signs in Florida of this requirement.
On motion of Mr. Flaming, seconded by Mrs. Washington, the following
resolution was unanimously adopted, 3-0.
WHEREAS, Alfredo Gulla, d/b/a as Hyundai has submitted an application
to the Building Inspector, together with plans, for signs on the
premises located at 2533 Boston Post Road and known on the Tax
Assessment Map of the Town of Mamaroneck as Block 504 Lots 1 & 134;
and
WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Mr. Gulla submitted an application for approval to the Board;
and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Alfredo Gulla d/b/a Hyundai for signs
located at 2533 Boston Post Road, said premises being known and - -
designated on the Tax Assessment Map of the Town of Mamaroneck as
Block 504 Lots & 134, be and the same is granted, subject to the
following conditions.
1. The facade sign shall be installed as drawn: equal to
equal.
2. The service sign on the side of the building is hereby
approved and the small side Hyundai sign can be installed as
previously approved if the overall square footage of the
signs does not exceed the amount allowed.
3. The formerly-approved monument sign is further approved in
design and color.

4. The applicant shall supply a "cut" for the rear light pole.
