ARCHITECTURAL BOARD OF REVIEW OF THE TOWN OF MAMARO ECK
JANUARY 19, 1995, IN THE SENIOR CEDER, TOWN CENTER

CALL TO ORDER
The meeting was called to order by Chairman Wessman at 8:02 PM.
APPROVAL OF MINUTES
On motion of Mr. Wessman, seconded by Mr. Imme_r an, the minutes of the
meeting of December 8, 1994 were approved as amended.
TOWN OF MA1 RONECK FIRE DISTRICT NO. 1 - Fire House - 205 Weaver Street -
Block 123 Lot 239 - Review of amended design.
This matter was postponed until later in the meeting.
HOMMOCKS PARK APARTMENTS - Hammocks Road - Block 411 Lot 137 - Amended
Landscaping Plan.
Stephen V. Altieri, Town Administrator, appeared . He explained that the
Town wanted to leave the pine trees at the portion along Hammocks Road
near the school while planting pin oaks as screening would suffer. When
the oaks mature, the Town will remove the pine trees. All other
landscaping will remain as approved by this Board.
On motion of Mrs. Washington, seconded by Mr. Wessman, the following
resolution was unanimously adopted.
WHEREAS, The Town of Mamaroneck has submitted an application to the
Building Inspector, together with plans, for an amendment to the
landscaping plan on the premises located at Hammocks Road and known on
the Tax Assessment Map of the Town of Mamaroneck as Block 411 Lot 137;
and

WHEREAS,
2-WH REAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WAS, the Town of Mamaroneck submitted an application for approval
to the Board; and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by the Town of Mamaroneck to amend its
previously approved landscaping plan located at Hammocks Road, said
premises being known and designated on the Tax Assessment Map of the
Town of Mamaroneck as Block 411 Lot 239, be and the same is granted,
subject to the following conditions.
1. When the newly planted pin oaks on the rear of Hammocks Road
have matured, the pine trees shall be removed.
2. The Town shall adhere to the remainder of the landscaping
plan as approved by the Board of Architectural Review.

METROPOLIS WESTCHESTER LANES, INC. (Natural Depot) - 2444 Boston Post Road
- Block 503 Lot 137 - Sign.
There was no one to present this application, so it was postponed to later
in the meeting.
HYUNDAI - 2533 Boston Post Road - Block 504 Lots 1 & 134 - Amended design.
Nick Arpaia, architect, appeared with the owner, Alfredo Gulla. Following
approval by this Board, the Zoning Board and the Planning Board, the
building had been built differently from the plans.
Mr. Jakubowski stated that the original plans were for a square building
with a little notch in it. It was not built square. A ramp to the roof
was extended with a wall alongside of it which inhibits the passage of
cars through the parking lot. He also stated that the matter will be
reconsidered by the Planning Board.
Mr. Arpaia apologized and stated that the field conditions dictated
changes and that the turning radius dictated the placement of the ramp.

Mr. Immerman strongly objected to the blue paint around the foundation of
the building, and the Board reminded the applicant that the proposed
monument sign was larger than the Code allows.
The Board members questioned the placement of the lighting fixture at the
dumpster, and Mr. Gulla claimed that it was moved because of a parking
problem.
The members also felt that the electrical conduits were obtrusive against
the brick facade.
On motion of Mr. Jacobson, seconded by Mr. Fleming, the following
resolution was unanimously adopted.
WHEREAS, Alfredo Gulla, d/b/a as Hyundai has submitted an application
to the Building Inspector, together with plans, for an amendment to
the approved elevations, landscaping and sign plans on the premises
located at 2533 Boston Post Road and known on the Tax Assessment Map
of the Town of Mamaroneck as Block 504 Lots 1 & 134; and
WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required;red; and
WHEREAS, Mr. Gulla submitted an application for approval to the
Board; and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Alfredo Gulla d/b/a Hyundai to amend
his previously approved elevations, landscaping and sign plans
located at 2533 Boston Post Road, said premises being known and
designated on the Tax Assessment Map of the Town of Mamaroneck as
Block 504 Lots & 134, be and the same is granted, subject to the
following conditions.
1. The light pole at the rear shall be located where it was
shown on the original plan not closer to the neighbors and the
property line.
2. The blue paint at the foundation shall be repainted medium
gray to match the building.
3. The horizontal window mullions may be eliminated.
4. The monument sign shall be no higher than 6 feet and no
larger than 30 square feet.
5. The obtrusive, electrical service conduit shall be painted
to match the off-white building.

6. The applicant must, if he has not previously done so, submit
cuts of the parking light fixtures.
7. This Board recognizes the need to change the design of the
ramp because of the turning radius.
8. The "Service" sign, shown on Drawing AJ-S, shall be
eliminated.

METROPOLIS WESTCHESTER LANES, INC.
Andrew Fredman, architect, appeared. He stated that he had a simplified
request - a sign with red letters and a green bar below. Mr. Jacobson
and Mrs. Washington preferred two bars.
On motion of Mr. Wassman, seconded by M . Jacobson, the following
resolution was unanimously adopted.

application to the Building Inspector, together with plans, for a
sign on the premises located at 2444 Boston Post Road and known on
the Tax Assessment Map of the Town of Mamaroneck as Block 411 Lot
137; and
WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, the Town of Mamaroneck submitted an application for approval
to the Board; and
WHEREAS, this Board has examined the plan4, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Metropolis Westchester Lanes, Inc.
for a sign located at 2444 Boston Post Road, said premises being
known and designated on the Tax Assessment Map of the Town of
Mamaroneck as Block 503 Lot 137, be and the same is granted, subject
to the following conditions.
1. The sign shall be built in accordance with the amended sign
plan submitted installing red letters with returns to match the
other signs in the center.
2. There shall be a green bar beneath the red letters with
words written within. Said words and style of these letters
