MAMARONECK, NEW YORK
Present: E. Robert Wassman, Chairman
James Fleming
Robert Immerman
Edward Z. Jacobson
Pamela Washington
Absent: Joan Williams
Also present: Michelle Bonsteel, Assistant Building Inspector
CALL TO ORDER
The meeting was called to order by Chairman Wassman at 8:01 PM.
APPROVAL OF MINUTES
On motion of Mr. Jacobson, seconded by Mr. Immerman, the minutes of the
meeting of January 19, 1995 were approved as amended.
HYUNDAI - 2533 Boston Post Road - Block 504 Lots 1 & 134 - Signs.
Mrs. Bonsteel explained that the building had been built with minor site
changes. The trees in the buffer zone had been planted in a row rather
than staggered as the builder did not want to disturb the existing mature
trees. Plans had called for a stockade fence; but the applicant wishes to
maintain the existing six-feet chain link fence, because it is felt that
chain link is more secure.
Mrs. Bonsteel explained that a wider asphalt walk had been constructed
than was shown in the plans. The Board did not feel that a narrower walk
would add to the holding of water on the property and was critical of the
owner, Mr. Gulla, for not following the plans approved by the BAR, the
Zoning Board and the Planning Board. The members felt that the contractor
was careless in assuming he could do as he wished, and told Mr. Gulla that
he should have the contractor make good on his mistakes. The Board
members requested a "cut" for the lighting fixture at the back of the lot
to check the baffle.
On motion of Mrs. Washington, seconded by Mr. Jacobson, the following
resolution was unanimously adopted.
WHEREAS, Alfredo Gulla, d/b/a as Hyundai has submitted an application
to the Building Inspector, together with plans, for an amendment to
the approved landscaping plans on the premises located at 2533 Boston
Post Road and known on the Tax Assessment Map of the Town of
Mamaroneck as Block 504 Lots 1 & 134; and

, WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that review by the Board of Architectural Review is
required; and
WHEREAS, Mr. Gulla submitted an application for approval to the Board;
and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application;
NOW, THEREFORE BE IT
RESOLVED, that an application by Alfredo Gulla d/b/a Hyundai to amend
his previously approved landscaping located at 2533 Boston Post Road,
said premises being known and designated on the Tax Assessment Map of
the Town of Mamaroneck as Block 504 Lots & 134, be and the same is
granted, subject to the following conditions.
1. The chain link fence may be maintained, but the barbed wire
must be removed.
2. The applicant shall supply a "cut" for the rear light pole.
There was a great deal of discussion about the sign plans. The Board was
extremely annoyed with the quality of the submissions as measurements and
elevations were not given. Information about the lights - their timing,
intensity and controls - was not provided. It could not be determined
where the "Larchmont Hyundai" sign was to be placed on the front facade.
The Board members asked for more complete drawings to be submitted at the
next meeting. They approved in concept the size, style and color of the
letters but requested the additional information before they would approve
the signage. The Board cautioned the applicant to be sure to not exceed
the available square footage available in the sign law.
ADJOURNMENT
On motion of Mr. Wassman, seconded by Mrs. Washington, the meeting was
unanimously adjourned at 9:23 PM.
