HomeMy WebLinkAbout2012_04_16 Board of Architectural Review Minutes MONDAY APRIL 16, 2012 Roll Call. Present: Ken Ricci, Donald Meeker, Diane Neff, Ronald Carpaneto, Director of Building, Jaine Elkan-Eney. Absent/Excused: Edward Jacobson, Chairman. CALL TO ORDER Diane Neff the Acting Chair called the meeting to order at 8:02 stating that only three members were present therefore the applicant would require a unanimous vote of 3-0 in order to be approved. If any applicant wishes to wait for a full Board he may request an adjournment. MINUTES Minutes were not discussed. APPLICATION NO. 1 WALGREENS 1333 Boston Post Road Façade, Site Improvement Steve Moeser, the architect for Walgreens addressed the Board, stating they are proposing a 12,000 sq. foot store with 60 foot frontage Boston Post Road. The bulk of the space is the sales floor, and the main entrance is in the rear at the parking lot side of the building. Mr. Moeser explained the exterior elevation, showed a sample board of colors planned for the exterior, tan brick face, blue canopy and red sign. The frontage on Boston Post Road was discussed as this intersection is a very busy pedestrian corner and the Board is concerned the back of the store will be fronting on a major street in the Town. Mr. Moeser stated two entrances would be problematic for the store. The windows were discussed and the Board stated that they would like some of the windows to be open to view from the outside. Shelving backed against the windows is terrible as it ignores the outside and offers no life or spirit to the area, not opening the building to the community. Mr. Ricci suggested that they look at the GAP across the street as there approach enlivens the store and corner. Mr. Moeser stated he understands the Board concerns and suggestions; and asked if it is a deal killer if there is no entrance on Boston Post Road. To which Mr. Ricci would responded that they would like to see more life on Boston Post Road. The Board asked whether the brick work and awning will cover the whole façade, and requested a letter from the building owner stating that the plan is for the whole building. APPLICATION NO. 2 WALGREENS 1333 Boston Post Road Sign Signage was discussed. I was suggested that the signage be moved to the side of the corner of Boston Post Road and Hommocks Road rather than on the Boston Road side, since the entrance is in the parking lot. The Board approved the signage colors and the down lights under the canopy, stating if the windows were more open lighting would not be necessary. Mr. Meeker requested a thinner profile and smaller letters for the sign. The monument sign was discussed, Ms. Neff stated that she felt middle schooler’s would climb it, and would prefer no monument. The applicant was requested to look at other options; Ms. Neff stated that the BAR could write a letter to the Zoning Board of Appeals for a variance for a third sign. APPLICATION NO. 4 TRADER JOE’S 1262 Boston Post Road Sign Michael Regina of Broadway National Sign Co. stated they are matching the existing sign, illumination would require a variance. Don Mazin, the applicant’s attorney stated the Planning Board would like to see internally illuminated signage and is recommending it to the ZBA. The sign on Boston Post Road will remain as is. Letters are 2 feet, and been have brought down to a depth of 5”. Ms. Neff can approve a sign with conditions On motion of Ms. Neff, seconded by Mr. Ricci the application was approved as proposed, with the understanding of letter, to Zoning Board of Appeals and approval before a permit. APPLICATION NO. 5 Porsche 2500 Boston Post Road. Façade, Site Improvement and Sign Joseph Crocco the applicant’s architect addressed the Board, stating they are also appearing before the Zoning Board of Appeals for a variance to extend the building. Mr. Mazin, the applicant’s attorney stated that they wish to get approval simultaneously. Mr. Crocco, explained the façade changes, he showed the Board members photos of the existing facade. The existing planting will be maintained, and the lighting will not change. The new Porsche sign will have a red face plate, and is intended to be internally lit, the Pepe sign is smaller and face lit. The Pylon signs were discussed, as well as directional signage. Nothing will be seen on the roof, On motion of Mr. Ricci, seconded by Ms. Neff the changes to the façade and signage were approved with the condition it is approved by the Zoning Board of Appeals. Yes: Diane Neff, Ken Ricci, Donald Meeker APPLICATION NO. 6 ACURA Palmer Avenue Façade and Site Improvement Jonathan Villani, the applicant’s architect addressed the Board, stating they are requesting to add an addition to existing building, a first floor addition to increase the display area, and a second floor addition for offices and file storage. He stated he is designing it to keep within the aesthetics of the original building. The rear of building faces the railroad track. The windows on the second floor were discussed, and alternatives requested. st The matter was adjourned to May 21.
