BOARD OF ARCHITECTURAL REVIEW
MONDAY MARCH 19, 2012
Roll Call.
Present: Ken Ricci, Donald Meeker, Diane Neff, Ronald Carpaneto, Director of Building,
Jaine Elkan-Eney, Liaison.
Absent/Excused: Edward Jacobson, Chairman.
CALL TO ORDER
Mr. Meeker the acting Chairman stated that only 3 members were present therefore the applicant
would require a unanimous vote of 3-0 in order to be approved. If the applicant wishes to wait for a full
board he may request an adjournment.
Trader Joe’s 1262 Boston Post Road Façade and Site Improvement Sign
Mr. Meeker gave a brief synopsis of what the Board asked the applicant previously.
1. Primarily the main new entry sign was thought of a temple of Dendur on a mansard roof as it
was intended to be a sign board and asked the applicant to look at a variety of ways to treat that
would build on the existing roof line.
2. The board asked to have a separate entrance and exit like many other grocery stores, but
because of the internal layout of the store it doesn’t work for Trader Joes.
3. The Board wanted to get visual activity behind the window,
4. Suggested the removal of cart railways on the side walk, to make the side walk accessible to
pedestrians. Possibly making a covered cart coral in the parking lot.
5. Internally illuminated signage could be recommended to the zoning board of appeals. The size
of the letters at 20 inches is a lot of sign.
Don Mazin the applicant’s attorney stated the lease doesn’t permit the carts in the parking lot they are
currently attempting to get consent from the landlord.
Mr. Taylor the applicant’s architect addressed the Board, stated the layout of the store does not allow
for 2 doorways. Shoppers go in the front door move counter clockwise thru the store pay and exit the
store through the same door. The carts were consolidated to the left of the entrance door. The tower
was brought back to its original construction, up lights were integrated on the tower to make it a focal
point. Painted panels will be placed in the windows and changed seasonally. Soffit lighting will shine
toward the store front. At the Boards request they opened the back window bay and pedestrians can
view activity at the demo station.

The pediment was discussed; Mr. Taylor stated lighting was shown there as well in case they do not get
a variance for internally illuminated lighting.
The façade and entrance was discussed. Material examples were presented to the Board.
Colors were discussed.
The size and depth of the channel letters were discussed.
Mr. Meeker stated that although it is a corporate logo the letters should be spaced out.
ASIDE
The possibility of an increase in the number of carts was discussed, Mr. Mazin stated that the store is
not anticipating an increase in shoppers the idea is to have more product space and customer space.
Mr. Ricci stated that he doesn’t believe there will not be an increase in customers and stated a condition
should be made that the carts only be stored to the left of the front entrance.
Ms. Neff asked if a bike rack could be installed. The applicant will ask the property owner about
installing a bike rack.
The tower lights should not affect the surrounding residences.
On motion of Ms. Neff, seconded by Mr. Ricci the application of Trader Joe’s was approved with the
following conditions:
1. The applicant will remove the four lights on the pilasters.
2. The color # 389 “southern tan” will be the only color on the bottom of the sign fascia
(“entablature”).
3. The applicant will possibly allow more space between the letters on the sign.
4. The applicant will eliminate the horizontal band in the pediment. The applicant will eliminate
the lights on pediment and use one color only #456, “ oyster shell”.
5. The Board will write a letter to the Zoning Board of Appeals in support of an internally
illuminated sign.
6. The applicant will ask the owner if it is possible to install a bike rack.
7. The applicant will verify that the tower lights do not affect adjacent residential areas.
8. The applicant states the side walk will be replaced.
9. Cart coral cannot be increased beyond what is shown on the plan.
