BOARD OF DIRECTORS
MINUTES
2/12/2020
The meeting was opened by the Chairman at 7:02 PM.
Present were: Rick Cherry, Chairman
Melissa Kaplan-Macey, Member
Diana Lovett, Member
Steve Chapin, Member
Rose Nunan, Invited Participant

Sal Iacono, Treasurer
Sabrina Fiddelman, Town Board liaison
Nuno Pires, Gramatan Management.
Administrative
Minutes from previous meeting approved. The Board unanimously voted to relocate the
tenant from 116 during the construction phase of repairs.
Budget
The budget was not discussed at this meeting.
Operations
There is a major issue underneath apartment 116. All of the insulation has been removed.
The structural joists are not connected and the beam is just hanging. Insulation was filling
the whole cavity and it is believed that there is insulation filling all the cavities of similar
apartments. The vent was blocked due to this cellulose insulation. The insulation became
saturated by leaks from the bathroom and also the ground water. Nuno reported that the
beam was 24” off center.

The Board also unanimously voted to give Rick and Sal the authority to move forward to
construction as advised by the engineer and to restore the apartment before the next
meeting.
Nuno will work to resolve the issue at 116 and come up with a plan for addressing the
issues related to the joists and the vents. Rick, Diana and Rose to meet to plan the larger
community meeting. Diana to meet with Anna Danoy to get more information on the
Section 8 program in Mamaroneck.
