OF THE TOWN OF MAMARONECK, HELD , HELD MAY 6, 1957,
AT POLICE HEADQUARTERS, 11 EDGEWOOD AVENUE, TOWN
OF MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:30 p. m.

APPROVAL OF MINUTES
On motion by Mr. Blair, seconded by Mr. Rigano, the
minutes of the meetings of April 1, April 11, and April
27, 1957, were approved as presented.
PUBLIC HEARING -- LAKE PARK KNOLLS
The secretary presented the affidavit of publication of the
notice of public hearing as published in The Daily Times on
May 1, 1957.
The Chairman declared the hearing open and inquired whether
any persons present wished to be heard.
The following persons addressed the Board:
Mr. Joseph J. Veralli, 211 Mamaroneck Avenue, repre-
senting Lake Park Knolls, presented final plans, which
were viewed by the Board and explained by Mr. Friedlander.

Mr. Harold H. Klein, 140 Valley Stream Road East, wished
to know if in connecting these houses in the Lake Park Knolls
Subdivision, there would be any adverse affect on the sewer
in the Valley Stream Road area. Mr. Friedlander assured
him that there would be no problem as it was an entirely
different sewer line.
Upon ascertaining that no other persons wished to be heard, on
motion duly made and seconded, it was unanimously
RESOLVED that the Public Hearing on the application of
Lake Park Knolls, be and it hereby is closed.
After further discussion, on motion by Mr. Blair, seconded by
Mr. Mullick, it was unanimously
RESOLVED that the subdivision map or plat entitled "Map
of Lake Park Knolls, situated in the city of New Rochelle
and partly in the Town of Mamaroneck, Westchester County,
New York, made by George V. Godfrey, N Y State License
12406, and dated November 1, 1956, and revised April 15,
1957, " together with the specifications submitted and approved
by the Town Engineer, are hereby approved pursuant to the'
provisions of Section 276 of the Town Law to the end that the
subdivision map or plat may be filed in the County Clerk's
Office:
FURTHER RESOLVED that deeds, releases, or grants for
street rights and easements are received solely for the
purpose of compliance with Section 277 of the Town Law
and Section 3 of the "Regquirements for the Approval of
Subdivision Plats in the Town of Mamaroneck, Westchester
County, New York, " and that the filing of same shall not
constitute the dedication of any streets, highways, or ease-
ments, until after the approval by the Town Board, nor
constitute a waiver of the payment of the necessary title
charges and recording fees.

The following persons addressed the Board:
Mr. James P. Ward, 107 Boston Post Road, Larchmont, N. Y.
representing Sankay Realty Co. , Inc, presented final plans,
which were viewed by the Board.
Upon ascertaining that no other person wished to be heard, on motion
duly made and seconded, it was unanimously
RESOLVED that the Public Hearing on the application of Sub-
division Lots #6-7-8- 10 and part of Lots 4 and 5 as shown
on Map of Sankay Realty Co. , be and it hereby is closed.
After some further discussion, on motion by Mr. Mullick, seconded
by Mr. Rigano, the following resolution was unanimously adopted:
WHEREAS, Sankay Realty Co. , Inc. has heretofore filed
with this Board a map or subdivision plat entitled "Re
Subdivision Lots 6-7-8- 10 and part of Lots 4 and 5 as
shown on Map of Sankay Realty Co. , Inc.," made by
T. J. McEvoy, New York State License #21387 on April 25,
1957, and shown on County Sheet #45, Block 3960, together
with the specifications submitted and approved by the Town
Engineer, in accordance with the provisions of the Town Law
and the specifications for street improvements contained in
the "Requirements for the Approval of Subdivision Plats in
The Town of Mamaroneck, Westchester County, New York",
adopted by this Board on October 15, 1955, together with a
final layout showing streets, drains, easements, pavements,
curbs, and water, together with construction drawings pre-
pared in accordance with the provisions of Section 6 of said
"Requirements for the Approval of Subdivision Plats in the
Town of Mamaroneck, Westchester County, N. Y.," and:
WHEREAS, a public hearing was duly heldpursuant to the
provisions of Section 276 of the Town Law after notice pub-
lished in the Daily Times on May 1, 1957; and
WHEREAS, this Board has examined the subdivision map
or plat, together with other details submitted in accordance
with the final layout and has determined that same are sat-
isfactory subject to the conditions hereinafter recited,

NOW, THEREFORE, BE IT
RESOLVED that the subdivision map or plat entitled, "Subdivision
Lots 6-7-8- 10 and part of Lots 4 and 5 as shown on Map of Sankay
Realty Co. , Inc. , " made by T. J. McEvoy, N Y State License
#21387 on April 25, 1957, and shown on County Sheet #45, Block 3960,
together with the specifications submitted and approved by the Town
Engineer, are hereby approved pursuant to the provisions of Section
276 of the Town Law to the end that the subdivision map or plat may
be filed in the County Clerk's Office, subject, however, to the
following conditions:
(1) That no building permit shall be issued for the con-
struction of houses on any lot lot shown on said map
unless or until Ralph Polcini, has furnished a bond
in the sum of $8, 500. 00 for the completion of such
improvements, such bond to run for a term of three
years provided, however, that the term of such bond
may be extended by the Planning Board, or, at any
time during the term of the performance bond, may
be modified to an appropriate amount so that the
new face value of such completion bond will cover
the cost in full of the improvements required, but
taking into account improvements already installed ,
such modification or reduction to be made after
due public notice and public hearing as required
under Section 277 of the Town Law.

PUBLIC HEARING --MAP OF SOUNDVIEW WOODS, INC. FIRST
SUPPLEMENTAL MAP OF SECTION 1
The Secretary presented the affidavit of publication of the notice
of public hearing as published in the Daily Times on May 1, 1957.
The Chairman declared the hearing open and inquired whether any
persons present wished to be heard.
The following persons addressed the Board:

Mr. Joseph Muson, representing Soundview Woods, Inc. , presented
final plans, and together with Mr. Charles A. Newbergh, president
of Soundview Woods, Inc. , answered all questions.
Mr. Jerome Wanshel of Larchmont appeared in opposition and stated
that he represented the residents of York and Durham Roads. They are
opposed to the approval by the Planning Board of this proposed sub-
division because in their opinion, it would cause damage to the existing
roads and be a source of annoyance to them while under construction.
Upon ascertaining that no othere wished to be heard, on motion duly
made and seconded, it was unanimously,
RESOLVED that the Public Hearing on the application of Sound-
view Woods, First Supplemental Map of Section 1 be and it
hereby is closed.
After further discussion on motion by Mr. Rigano, seconded by Mr.
Blair, the following resolution was unanimously adopted:
WHEREAS, Soundview Woods, Inc. has heretofore filed with
this Board a map or subdivision plat entitled "Map of Sound-
view Woods, Inc. , First Supplemental Map of Section One"
made by T. J. McEvoy, New York State License #21387, and
dated May 3, 1957, on County Sheet 36 , Block 3106, together
with the specifications submitted and approved by the Town
Engineer, in accordance with the provisions of the Town Law
and the specifications for street improvements contained in
the "Requirements for the Approval of Subdivision Plats in
The Town of Mamaroneck, Westchester County, New York, "
adopted by this Board on October 19, 1955, together with a
final layout showing streets, drains, easements, pavements,
curbs and water, together with construction drawings pre-
pared in accordance with the provisions of Section 6 of said
"Requirements for the Approval of Subdivision Plats in the
Town of Mamaroneck, Westchester County, New York, " and:
WHEREAS, a public hearing was duly held pursuant to the
provisions of Section 276 of the Town Law after notice published
in the Daily Times on May 1, 1957; and
WHEREAS, this Board has examined the subdivision map or
plat, together with other details submitted in accordance with
the final alyout and has determined that same are satisfactory
subject to the conditions hereinafter recited,

NOW, THEREFORE, BE IT
RESOLVED that the subdivision map or plat entitled "Map of
Soundview Woods, Inc. , First Supplemental Map of Section 1, "
made by T. J. McEvoy, New York State License # 21387, and
dated May 3, 1957, on County Sheet 36, Block 3106, together
with the specifications submitted and approved by the Town
Engineer, are hereby approved pursuant to the provisions
of Section 276 of the Town Law to the end that the subdivision
map or plat may be filed in the County Clerk's Office, subject,
however, to the following conditions:

PROPOSED SUBDIVISION-MURDOCK WOODS SECTION 4
Mr. Irwin Oster, 3 Split Tree Road, Scarsdale, appeared and filed with
the Board a set of Preliminary Plans for Section 4, Murdock Woods,
Town of Mamaroneck, Westchester County, N. Y. These were received
and referred to the Town Engineer for further study.

PROPOSED SUBDIVISION-BRIAR DELL
Mr. Harold Blass, 175 Main St. , White Plains, appeared for Briar Dell
Homes, Inc. and filed with the Board a set of Preliminary Plans for a
proposed Subdivision Map of Briar Dell, Town of Mamaroneck, West-
chester County, N. Y. These were received and referred to the Town
Engineer for further study.
BLOSSOM TERRACE
Mr. Joseph Faillace of 584 Mamaroneck Avenue, Mamaroneck appeared
and stated that he represented Mr. Negri and Mrs. Warnecke, residents
of Blossom Terrace, he asked that the Board bear in mind the hardship
entailed in the zoning of Blossom Terrace. Mr. Maggini stated that the
Board would make its recommendations to the Town Board at their next
meeting.
COMMUNICATIONS
1. Charles M. Baxter, RE: Rezoning Boston Post Road
The secretary read a letter from Charles M. Baxter, regarding
the zoning of property on the Boston Post Road.
The secretary was instructed to acknowledge receipt of the
letter and send a copy of same to Fred. P. Clark, Planning
Consultant.
2. Frederick P. Clark, RE: Rezoning Request Blossom Terrace
Mr. Clark recommends that the zoning of Blossom Terrace
remain as it is now.
The Board heard the recommendation of Mr. Clark and after
discussion the secretary was instructed to advise tha Town
Board that the Planning Board agreed with Mr. Clark's
recommendation. The secretary was also instructed to
send a copy of Mr. Clark's report to the Town Board.
ADJOURNMENT
There being no further business to come before the meeting it was
adjourned at 10:45 p. m. , to reconvene on June 3, 1957.
