CALL TO ORDER The Chairman called the meeting to order at 8:30 p.m. PRESENT: Mr. Morgan J. Burke, Jr., Chairman Mr. G. Norman Blair Mr. Fred L. Maggini Mr. Henry E. Mullick Mr. Joseph J. Rigano ABSENT: None Also Present: Building Inspector McEvoy Town Engineer Friedlander APPROVAL OF MINUTES On motion of Mr. Blair, seconded by Mr. Maggini, the minutes of the meetings of April 2, 1956, April 11, 1956, and May 7, 1956, were approved as pre- sented. COMMUNICATION - RE UNSIGNED MIMEOGRAPHED NOTICE TOWN BEACH The Chairman called the Board's attention to the fact that this communication was unsigned, therefore, the Board could not acknowledge it. He also pointed out that this particular matter was one over which this Board holds no jurisdiction. On motion duly made and seconded, this matter was referred to the Town Board for its attention. -53- r RE OFFICIAL MAP Mr. McEvoy informed the Board that the reason no further progress had been made upon the official map was because he was waiting for a ruling from the Town Attorney on cer- tain streets. Upon receipt of this information, he would then be in a position to proceed with the completion of the map. RE PRELIMINARY SUBDIVISION MAP - GLEN ROCK ESTATES Messrs. Glaser and Gleicher appeared with reference to proposed portion of Section II, of subdivision map of Glen Rock Estates. The Board advised Messrs. Glaser and Gleicher that it would be in order for them to proceed with the pre- paration of the final plat, and application, for this Board's consideration, with the provision that a turn- around be provided for at the intersection of Country Road and the entrance road between Lots 101 and 108, subject to the approval of the Town Engineer, and that said turn-around shall be in accordance with the re- gulations of the Planning Board. RE PRELIMINARY MAP OF SAXON PARK ESTATES Mr. McEvoy appearing on behalf of Saxon Park Estates, stated that he and the Town Engineer had conferred with the County Board of Health with reference to proposed subdivision for which a preliminary Map of Saxon Park Estates was filed with this Board on October 3, 1955. The Board informed Mr. McEvoy that he could proceed with the preparation of the final subdivision plat, subject to the approval of the Town Engineer, and upon the sub- mission of five (5) copies of the final proposed subdivision plat, together with the necessary application and fee, a public hearing wold be advertised in accordance with the rules and regulations of the Planning Board. -54- II r RE PETITIONS - CREATION OF A NEW RESIDENCE AA1 DISTRICT Mr. Jerome N. Wanshel, Attorney, representing a number of property owners in the Town of Mamaroneck who previously had submitted two petitions to the Town Board requesting the creation of a new residence AA1 District, appeared to ask what action, if any, had been taken with reference to these petitions. The Chairman informed Mr. Wanshel that the matter had been temporarily tabled because it was the feeling of this Board that any determination upon the question of upzoning as requested in said petitions was closely integrated with the proposed Soundview Woods, Inc. development due to its close proximity. In endeavoring to reach a decision, the Board has devoted a tremendous amount of time and expended a considerable amount of money in order to solve this matter to the best interest of all concerned. The Chairman further stated that since no further word, to this date, had been received from Soundview Woods, Inc., the members of the Board decided to meet with the Town Engineer and Mr. McEvoy, on Wednesday, June 6th, at 6:15 p.m. to inspect the area involved and then continue its deliberations on these petitions. RE PROPOSED SUBDNISION SOUNDVIEW WOODS, INC. The Chairman advised that since no further worm to this date, had been received from the developers of this proposed subdivision, it was assumed that the application had been abandoned. The Chairman further explained that in order to facilitate the matter of Soundview Woods, Inc., the Board had engaged the services of a planning expert, had met on a Sunday morning, had met in special ses- sion, and had submitted as the best possible compro- mise two alternate layouts for development. These alternates were referred to the developers for their study and consideration with the request that they notify this Board of their decision. -55- r In view of the circumstances as stated, the Board decided that it would proceed with the study and consideration of the petitions which had previously been submitted. Mr. McEvoy informed the Board that his firm was responsible for the delay in the preparation of a sub- division map for this proposed development. RE PRELIMINARY MAP OF LAKEWOOD Mr. McEvoy appeared on behalf of his client with reference to preliminary Map of Lakewood, which was filed with this Board on October 3, 1955. The Board informed Mr. McEvoy that he could proceed with the preparation of the final subdivision plat, subject to the approval of the Town Engineer, and upon submission of five (5) copies of the final proposed subdivision plat, together with the neces- sary application and fee, a public hearing would be advertised in accordance with the rules and regu- lations of the Planning Board.
