MINUTES OF A SPECIAL MEETING OF THE TOWN OF MAMARONECK PLANNING
BOARD HELD MAY 20, 1966, IN THE COUNCIL ROOM OF THE WEAVER STREET
FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, MAMARONECK, NEW YORK.
ROLL CALL
Present: Mr. Fred L. Maggini, Chairman
Mr. Joseph Rigano
Mr. G. Norman Blair
Also present: Mr. William P. Widulski, Town Engineer
A special meeting was held Friday, May 20, 1966, for review
of the following subdivisions:
Green Lake
Lundy Lane
Soundview Woods - Section 3
And on a referral to the Board from the Town Board
on an application from the Winged Foot Country Club
for a pumping station.
WINGED FOOT PUMPING STATION
The Board reviewed the plans of the proposed pump
station and found that with the screening requested
by the Building Inspector the structure would be
in keeping with the surrounding area. The Board
agreed that the proposed structure was acceptable.
GREEN LAKE
The Board reviewed the proposed subdivision and found
it acceptable with the following recommendations:
1. All sewer construction beyond present
Town sewer to be a private sewer constructed
to Town specifications and inspected by the
Town Engineer.
2. A fire hydrant be established on Old
White Plains Road with the cost difference
of an 8" water line born by the Town.
3. Easements for maintenance of water
line are to be recorded.
4. No bond need be posted inasmuch as
scope of work is limited.
LUNDY LANE
The two sections of Lundy Lane were reviewed and
accepted. A Resolution and bond in the amount of
$88,000. is to be prepared.
SOUNDVIEW WOODS
The Board reviewed the plans and found the proposed
bridge unacceptable in section and elevation. Road-
way surface is to be maintained above elevation 74'
and proposed driveways and lowest floor elevations,
are to be a minimum of elevation 76'. Action on
this subdivision was withheld pending correction
of the above. The subdivision will be reviewed at
the next regular meeting.
The Board appointed Mr. Lee Bloom, Chairman in the absence
of Fred Maggini who is called to Brazil for the next two
weeks.

RESOLUTION
WHEREAS, James J. Manoussoff, President of Ekistics, Inc., owner of
premises shown on map known as Subdivision of Green Lake located between
Country Road and Old White Plains Road, in the Town of Mamaroneck, West-
chester County, New York, which is known as Block 315, Parcels 117 and
167 on the Tax Assessment Map of the Town of Mamaroneck, have filed with
this Board an application for the approval of this plat and the accompanying
construction drawings for the construction of roads, drains, sewers, water
lines and all necessary improvements; and
WHEREAS, a Public Hearing was duly held pursuant to the provisions of
Section 276 of the Town Law, after notice published in the official news-
paper of the Town of Mamaroneck, the Daily Times, on April 22, 1966; and
WHEREAS, this Board has examined the plans and determined that the same
are all satisfactory,
NOW, THEREFORE, BE IT
RESOLVED, that the application of James G. Manoussoff, President of Ekistics,
Inc., be and the same is hereby granted, and the map known as Subdivision
of Green Lake, in the Town of Mamaroneck, Westchester County, New York;
together with construction drawings for all road, drains, sewers, water
lines and all necessary improvements, are hereby approved, upon the follow-
ing conditions:
1. All sewer construction beyond present Town sewer to be a private sewer
constructed to Town specifications and inspected by the Town Engineer.
2. That formal deeds of cession to the public of all streets, highways
or public places and any necessary easements as shown on Subdivision Map
of Green Lake, in the Town of Mamaroneck, Westchester County, New York,
be filed with the Planning Board in form satisfactory to the Town Attorney
and that such shall be held until such streets are formally accepted by
the Town Board, provided that such delivery of such offers or deeds shall
not constitute an acceptance by the Town of Mamaroneck of the dedication
of any such street or highway nor waive the payment of necessary charges,
including title search and recording fees; but such acceptance shall be
based solely upon the adoption of a resolution by the Town Board.
3. An agreement be entered into between the applicant and the Town Board
of the Town of Mamaroneck for the sharing of the costs of the water main
and such agreement be acceptable to the Town Engineer, the Manager of
the Westchester Joint Water Works and the Attorney for the Town of Mamar-
oneck for presentation to the Town Board.
4. That an easement for purposes of installation, maintenance and ser-
vice of water lines and appurtenances, in form satisfactory to the Town
Attorney, be delivered to the said Attorney and recorded prior to the
installations of said water lines and appurtenances.
5. Two additional fire hydrants be established along the proposed 8"
water line as shown on said construction drawings.
6. That no bond need be posted inasmuch as the scope of the work is
limited.
FURTHER RESOLVED, that upon compliance with the above conditions, the
Chairman of the Planning Board is hereby authorized to sign such sub-
division plat as evidence of the approval of same by this Board.
