MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING
BOARD HELD SEPTEMBER 13, 1967, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:25 p.m.

APPROVAL OF MINUTES
The minutes of the meeting of August 9, 1967 were
presented and on motion duly made and seconded, ap-
proved as submitted.
SAXON GLEN SUBDIVISION
The following persons appeared before the Board:

Mr. Thomas J. McEvoy, Jr. , Surveyor for applicant

Members of the Board were presented with correspondence
Mr. Widulski had received from Mr. Rotfeld, the ap-
plicant's engineer,regarding the storm drain and
sanitary sewer and a copy of a letter Mr. Fried had
received from Commissioner Pound of the County of
Westchester, Department of Parks, Recreation and
Conservation.
Commissioner Pound stated in his letter to Mr. Fried
that he had reviewed the plan prepared by Mr. Rotfeld
and that they approved the plan as submitted. Com-
missioner Pound, also, said that they were in accord
with the proposed relocation of the existing open
drainage ditch into which the storm drainage of the
subdivision will drain. The ditch enters into the
Saxon Woods property.
Mr. Rotfeld in his letter stated that in regard to
the pumping of the sewage he had a discussion with
Mr. Richard Schulz, P.E. , of the County Department
of Public Works who felt that the plan of having

the force main connection to Griffen Avenue via the
existing force main from Carriage House Land pumping
station could be satisfactorily worked out until
such time as the Prince Willow sewer is constructed.
Mr. Schulz stated that the request for connection
to the new Prince Willow sewer and any agreements
made with regard to the use of it must be initiated
by the Town of Mamaroneck rather than by his office
or by the developer.
The Chairman informed the applicants that he had
discussed with both the Town Board and the Recrea-
tion Commission regarding the parcel of land for
recreation purposes and they were desirous of obtain-
ing the parcel of land to be deeded to the Town that
they had originally selected from the plan. Mr. Wi-
dulski pointed out that the lots could be adjusted
on the plan so that only two lots will be lost to
the builder of the total on the original plan.
Judge Sirlin suggested that his client was desirous
of obtaining permission from the Board to divide
the subdivision into three sections. If they were
permitted to do this three separate plans would have
to be submitted and one construction drawing to cover
the three sections. The Board felt that before they
could approve sectioning of the subdivision they
would have to go out and look the property over.
Members of the Board will meet Saturday morning,
September 16, 1967 at 8:30 a.m. to look at the land
and decide whether they thought it advisable for
the subdivision to be dividedinto two or three sec-
tions.
After further discussion it was decided that Mr.
McEvoy make up a rough sketch or indicate on the
preliminary subdivision plan the manner in which
the subdivision would be sectioned and the Board
will advise the applicant of their decision.
DEANE PLACE
A copy of a letter was presented to Board members
that Mr. Widulski had received from Mr. Joseph A.
Minnitti, attorney for the applicants requesting
that the application be adjourned to the next Plan-
ning Board meeting of October 11, 1967.
BONNIE BRIAR COUNTRY CLUB SWIMMING POOL
The following persons appeared before the Board:

Mr. Odell presented the Board with plans to build
a new swimming pool and put in new locker room fac-
ilities. He stated that his clients had discovered
it was more economical to build a new pool than to
make alterations to the present pool. All facili-
ties will be on approximately the same level as the
parking area allowing for more effective visual screen-
ing from the neighboring properties.
After further discussion the Board decided that
Mr. Widulski will call some of the neighbors who
had objected to the previous plans to advise them
of the new proposal and give them an opportunity
to examine the plans. The Planning Board, also,
decided to send the following recommendations to
the Town Board.
Pursuant to Section 432 of the Zoning Or-
dinance of the Unincorporated Section of
the Town of Mamaroneck, you referred to
this Board on September 6, 1967, the ap-
plication of the Bonnie Briar Country Club
for an extension of its existing Special
Use in a Residential District (R-30 Zone)
so as to allow the construction of a new
swimming pool and related facilities.
Representatives of Bonnie Briar appeared
before this Board at its regular meeting,
September 13, 1967 to discuss preliminary
plans.
The Board recommended the approval of the
new plan with the following conditions:
(a) Planting shall be in accord-
ance with the planting scheme
agreed upon in the original ap-
plication.
(b) All stanchion lighting on
the pool structure shall be not
more than ten feet in height and
all light sources shall point
away from Weaver Street and be
properly shielded to prevent
the reflection of lights into
residences neighboring the club
property.
(c) All sound amplification sy-
stems shall be of the low volume
multi-speaker type with controls
permitting locational announce-
ments so as to minimize unnecessary
noise.
(d) The pool shall not be operated
after 8 p.m.
(e) The Club shall not accept
any pool memberships or house
memberships except from persons
who are, have been, or become
club or house members under the
rules and regulations of the club
in effect as of December 1, 1966
or similar provisions of amended
rules and regulations which do
not extend pool privileges beyond
the class of members now eligible
to use the pool.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 9 :30 p.m.
