THE TOWN OF MAMARONECK HELD OCTOBER 3, 1960, IN THE
OFFICE OF THE TOWN ASSESSOR, 158 W. POST ROAD, TOWN
OF MAMARONECK, NEW YORK
CALL TO ORDER
The Chairman called the meeting to order at 8:15 p. m.

Maurice Friedlander, Town Engineer
MINUTES
The minutes of the meeting of September 12, 1960 were approved
as presented.

PUBLIC HEARING---SECTION 1-MURDOCK WOODS
The secretary presented the affidavit of publication of notice of
public hearing as published in the Daily Times on September 27,
1960.
The chairman declared the hearing open and inquired whether any
person present wished to be heard.
Mr.. Peyton Hughes, representing Murdock Woods, Section 1,
appeared and submitted plans and construction drawings for
the proposed subdivision.
The Board examined the plans and questioned Mr. Hughes as to
sewer and drain easements, etc. , and asked Mr. Friedlander

if the plans were satisfactory to him. Mr. Friedlander answered
in the affirmative.
Following some further discussion, on motion by Mr. Bloom,
seconded by Mr. Rigano the following resolution was unanimously
adopted:
WHEREAS, Meyer B. Goldstein, secretary of Peysam
Developers, Inc. , 120 W. 42nd St. New York, N. Y.
has filed an application for the approval of plans for
the Resubdivision of a Portion of Murdock Woods,
Section 1, which i s found on a map entitled "Resub-
division of a Portion of Section 1, Murdock Woods,
Town of Mamaroneck, Westchester County, New York"
made by S. Spinelli, Surveyors License #23043 and
dated February 28, 1959; and
WHEREAS, a public hearing was duly held pursuant
to the provision of Section 276 of the Town Law
after notice published in the official newspaper of the
Town of Mamaroneck, The Daily Times, on Tuesday
September 27, 1960; and
WHEREAS, this Board has examined the map and plans
and determined that same are all satisfactory subject
to the conditions hereinafter recited,
NOW, THEREFORE, BE IT
RESOLVED that the application of Meyer B. Goldstein
secretary for Peysam Developers, Inc. , be and the
same is hereby granted subject to the following con-
ditions:
1. That formal offers or deeds of cession to the
public of all streets, highways or public places
not marked with such notation on the plat, and
easements for drain and sewers as shown on
Resubdivision Map entitled "Resubdivision of a
Portion of Section 1, Murdock Woods" be filed
with the Planning Board in form satisfactory
to the Town Attorney to be held until such streets
are formally accepted by the Town Board, pro-
vided that such delivery ofstch offers or deeds
shall not constitute an acceptance by the Town
of Mamaroneck of the dedication of any such

street or highway nor waive the payment of necessary
charges and recording fees; but such acceptance
shall be based solely upon the adoption of a resolution
by the Town Board.
FURTHER RESOLVED that the resolution of April 6,
1959, as adopted by this Board is hereby superceded;
and
FURTHER RESOLVED that the bond in the amount of
$37, 550. filed with the Town of Mamaroneck, on which
the Royal Indemnity Company is surety, on February
17, 1960 by Peysam Developers Inc. , pursuant to
the resolution adopted April 6, 1959 remain on file
to assure the completion of any work remaining to
be done, pursuant to the resolution dated April 6,
1959 and this resolution.
FURTHER RESOLVED that upon compliance with the
above conditions, the Chairman of the Planning Board
is hereby authorized to sign such subdivision map as
evidence of the approval of same by the Town Board.
NEW BUSINESS--MURDOCK WOODS, SECTION 5
Mr. M. B. Goldstein, respresenting Mansol Developers, Inc. ,
and Stanart Development Company, Inc. appeared and submitted
plans for a proposed subdivision known as Section 5 Murdock
Woods.
The Board examined these plans in detail and following some
discussion on motion by Mr. Bloom, seconded by Mr. Follansbee
the following resolution was unanimously adopted:
RESOLVED that a Public Hearing be called for
the regular meeting of the Planning Board to be
held Monday, November 7, 1960 to consider the
approval of a subdivision map or plat pursuant
to Section 276 of the Town Law.
FURTHER RESOLVED that the secretary be
authorized and directed to publish a notice
of Public Hearing on or before November 1,
1960 such notice to read as follows:

PUBLIC NOTICE
PLEASE TAKE NOTICE THAT Meyer B. Goldstein for
Mansol Developers, Inc. , and Stanart Development Company, Inc.
120 W. 42nd Street, New York, N. Y. has filed an application for
the approval of plans for the subdivision of land known as Sub-
division Map of Section 5, Murdock Woods, Town of Mamaroneck
which is in Block 304, Parcels 443 and 546 on the Tax Assessment
Map of the Town of Mamaroneck.
TAKE FURTHER NOTICE that the Town of Mamaroneck
Planning Board pursuant to Section 276 abd 277 of the Town Law,
and in accordance with the Rules and Regulations adopted by it
and approved by the Town Boare, will hold a Public Hearing
on Monday, November 7, 1960, in the Office of the Town Assessor,
158 W. Post Road, Mamaroneck, N. Y. at 8:15 p. m. at which
time it will consider the Proposed Plat or Subdivision Plan
as shown on "Subdivision Map of Section 5, Murdock Woods,
Town of Mamaroneck, Westchester County, New York" made
by Thomas J. McEvoy, New York State License #21837 and
dated October 27, 1960.
TAKE FURTHER NOTICE, that all persons present will be given
an opportunity to be heard.
