MARCH 2, 1964, IN THE CONFERENCE ROOM OF THE TOWN OFFICES, 158 WEST POST
ROAD, MAMARONECK, NEW YORK.
CALL TO ORDER
The Chairman called the meeting to order at 8:20 p.m.

MINUTES
On motion duly made and seconded, the minutes of the meeting held Febru-
ary 3 , 1964 were approved as presented.
COMMUNICATIONS:
Murdock Woods - Section One
The secretary stated a status inquiry had been received from Royal-Glob Insur-
ance Companies on February 10, 1964 and another on February 14, 1964, the
bonding company covering Peysam Developers, Inc. and had been answered on
February 10th and February 14th stating the inquiries had been turned over to
James J. Johnston, the Town Attorney, for handling. Copies of these letters
were received and filed for the Planning Board record.
Lakewood Lane
The secretary read a memo, dated February 17, 1964, from F. F. Kellogg, the
Town Engineer, to the Town Board stating the completion of some incidental work
on a sewer manhole in the cul-de-sac had been completed to his satisfaction and
the Superintendent of Highways. Further if Mr. Johnston, the Town Attorney,
was satisfied with the legal end of this matter, he recommended the Town Board
accept Lakewood Lane at the Town Board meeting February 19, 1964, which he re-
ported was done. This memo was received and filed for the record.
OLD BUSINESS
Carriage House Lane
The secretary read a memo, dated February 26, 1964, from Mr. Kellogg to Mr.
Johnston stating he had written to both Mr. Shroder and his engineer, Dolph
Rotfeld, requesting that Mr. Rotfeld deliver a print to his office which would
incorporate the requirements set forth in Section 192 of the Town Law. This
memo was received and filed for the record. At this point Mr. Kellogg pre-

sented the requested prints which showed further details of the proposed
subdivision. Mr. Kellogg stated the latter was only an interim report
showing what progress Mr. Shroder was making and said plans were admittedly
® not complete.
Mr. Kellogg stated that the Town Board was considering the holding of a
public hearing on the proposed extension of Sewer District #1 which exten-
sion is known as Section "R" of said Sewer District #l, Mr. R. Ehrenberg,
appeared, on behalf of Mr. Shroder, and reported that they were proceeding
diligently with their planning work, etc. in regard to this proposed ex-
tension.
A general discussion followed as to the possibility of increasing and de-
creasing certain lots. Mr. Ehrenberg stated that the houses to be built
on these proposed lots would still be built so as to conform the the Zoning
Ordinances. The easement through the Basilief property was reported by Mr.
Ehrenberg as being still in question.
Mr. Ehrenberg asked how soon could work be started on the subdivision ,
assuming the sewer petition was approved. He stated they would like to
start mid-April. Mr. Johnston stated he would look into the legal possi-
bilities of this desire expressed by Mr. Ehrenberg.
Cross County Land
A brief discussion was held on the report entitled "A Survey and Nature
Center Plan for the Cross County Land, Town of Mamaroneck, New York" which
was distributed at the meeting of February 3 , 1964. The membership
thought the report was quite well prepared and showed considerable fore-
sight on the part of the Audubon Society and those members who were instru-
mental in preparing this report.
NEW BUSINESS
Mr. Maggini reported that a member of the School Board had spoken to him
and stated that the High School would be overloaded in ten years and perhaps
plans should be made by some agency to reserve the Baldwin property (Rockland
Avenue and Baldwin Place) . Mr. Maggini further inquired to what extent the
Planning Board members deemed themselves concerned with this subject. Follow-
ing some discussion, Councilman Quadrine stated he would look further into
this subject.
ADJOURNMENT
There being no further business to come before this meeting it was adjourned
at 9:25 p.m.
