CALL TO ORDER In the absence of the Chairman, the meeting was called to order by the acting Chairman, Mr. Lee Bloom at 8:30 P.M. ROLL CALL Present: Mr. Lee Bloom, Acting Chairman Mr. Joseph Rigano Mr. Winfield James Absent: Mr. Fred L. Maggini Mr. G. Norman Blair Also present: Mr. William P. Widulski, Town Engineer APPROVAL OF MINUTES The minutes of the meeting of January 8, 1969 were presented and on motion duly made and seconded, ap- proved as submitted. PRELIMINARY HEARING ON SUBDIVISION OF BLOCK 503 PARCEL 546 Mr. Bruno Gioffre, an Attorney of 220 Westchester Avenue, Port Chester, New York, represented Mr. Sal- vatore Di Fabio, who is contract vendee for a portion of Block 503 Parcel 546 owned by Mrs. Argenta. Mr. Gioffre presented the Board with a survey showing the land in question. Mrs. Argenta had sold a por- tion of the original parcel and now wishes to sub- divide parcel 546. The portion Mr. Di Fabio is de- sirous of purchasing is in the rear of the property presently owned by Mrs. Argenta. The proposed subdivided parcel would contain approx- imately 10,500 square feet which Mr. Di Fabio seeks to acquire and 8820 square feet which Mrs. Argenta would retain. Both parcels would conform to the Zon- ing Regulations as to lot area for this Residential District which is R-7.5 but would not have the re- quired frontage and access. Mr. Di Fabio stated he would be willing to put in a paved driveway but under the regulations of the Zoning and Planning Boards he would not comply with required frontage. It was suggested a cul-de-sac should have been put in but now there is not sufficient property for this. The Chairman pointed out that if the Planning Board did approve the subdivision of the lot it would still be necessary for the applicant to obtain a variance 6 r3 ) from the Zoning Board of Appeals to permit Mr. Di Fabio to build on the lot because of the lack of frontage. Mr. Di Fabio said he would have to bring water in but the sewer was already there. After a short discussion on the application the Board suggested the applicant try to contact the owner of the adjoining piece of land that Mrs. Argenta had previously sold to see if they would be willing to sell Mr. Di Fabio additional property for as the pre- sent proposal exists the Board refused to act inasmuch as Zoning Regulations would be violated. The Town Engineer was instructed to investigate when parcel 515 had been subdivided.
