BOARD HELD JULY 12, 1967, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
In the absence of the Chairman the meeting was called
to order by the acting Chairman, Mr. Lee Bloom at 8:15 p.m.
ROLL CALL

APPROVAL OF MINUTES
The minutes of the meeting of June 14, 1967 were pre-
sented and on motion duly made and seconded, approved
as corrected.
NORTH BROOK ROAD SUBDIVISION
Mr. Alfred Poccia, the applicant appeared before the
Board and the Chairman recalled the events of the
discussion at the meeting of June 14, 1967. The prin-
cipal concern was the ability of the fire vehicles
to negotiate a turn in the proposed 64' diameter cir-
cle. Mr. Widulski reported that an increase in the
radius of the cul-de-sac would seriously lessen the
available building area of Parcel 1 on the map.
Mr. Poccia presented a revised plan which proposed
an extension of the pavement on the cul-de-sac in
a hammer head form which would be an aid for vehicles
turning around. A fire hydrant was also to be added
at the end of the existing 6" water main.
After further discussion a motion was made, moved
and seconded that the subdivision known as North
Brook Road be approved and the following Resolution
duly adopted:
WHEREAS, Alfred Poccia has filed an appli-
cation for the approval of plans for the
construction of improvements of the streets,
sewers, drains, etc. , in North Brpok Road
subdivision in the Town of Mamaroneck,
Westchester County, New York, known on the
Tax Assessment Map of the Town of Mamaro-
neck as Block 214 Parcel 43, and
WHEREAS, a Public Hearing was duly held
pursuant to the provisions of Section 276
of the Town Law after notice published in
the official newspaper of the Town of Mama-
roneck, the Daily Times on June 6, 1967;
and
WHEREAS, on June 14, 1967 a Public Hearing
was held but decision was reserved for the
next regular meeting of the Planning Board;
and
WHEREAS, at the regular meeting held on
July 12, 1967 the Board examined the plans
and determined that the plans as revised
are all satsifactory
NOW, THEREFORE, BE IT
RESOLVED, that the application of Mr. Al-
fred Poccia be approved subject to the fol-
lowing conditions:
1. That the applicant shall in-
stall all street improvements
in accordance with the plans filed
with this application and in accord-
ance with the standards and spec-
ifications and procedure accept-
able to the appropriate Town Depart-
ments, and any revisions which
are noted on the final plans.
2. That no building permits shall
be issued until the applicant
has furnished a performance bond
in an amount specified by the
Town Engineer for the completion •
of such improvements, such bond
to run for a term of one year
and to be issued by a bonding
or surety company approved by
the Town Board as to form, suf-
ficiency and manner of execution.
3. That formal offers or deeds
of cession to the public of all
streets, highways, easements or
public places indicated on the
plans filed with the Planning
Board shall be in form satisfac-
tory to the Town Attorney and
shall be held by said Attorney
until such streets are formally
accepted by the Town Board, pro-
vided that such delivery of such
offers or deeds shall not consti-
tute an acceptance by the Town
of the dedication of any such
street, highway, easements, or
public places, nor waive the pay-
ment of necessary title charges
and recording fees, but that such
acceptance shall be based solely
upon the adoption of a Resolution
by the Town Board.
FURTHER RESOLVED, that upon compliance
with the above conditions, the Chairman
of the Planning Board is hereby authorized
to sign such subdivision map as evidence
of approval of the same.
PRELIMINARY HEARING - SAXON GLEN SUBDIVISION
The following persons appeared before the Board:
Mr. Wilbur Fried, the applicant
Judge Sirlin, Attorney for applicant
Mr. Thomas J. McEvoy, Jr. , surveyor
A preliminary subdivision plan was presented to the
Board for the subdivision of some fourteen acres
into approximately 28 parcels. The area lies in
that portion of the Town known as Prince Willows
for which an official map was adopted by the Plan-
ning Board. A comparison of the proposal with the
official map was made by the Board.
A discussion of the proposed sewer connection which
was to be made to the Prince Willows sewer that is
not yet under construction was undertaken. The
Board indicated that the developer had better ex-
plore this matter inasmuch as they could not approve
the discharge of a sewer into a non-existent one.
A similar discussion of the storm water and road-
way gradient proposed was undertaken and the Board
referred further discussion of these matters to
the Town Engineer. The Board requested the appli-
cant to meet with the Town Engineer and the West-
chester County Sewer Department to work out the
engineering features of the subdivision and return
for further discussion at the next meeting.
Mr. Widulski presented a subdivision plan which
reserved certain parcels for future street connec-
tions and for park lands. The proposal is to be
referred to the Recreation Commission.
MURDOCK WOODS
A letter addressed to the Town Planning Board from
Mr. Hal N. Feit of 6 Adrian Circle was received

and discussed. The Board decided that it would
be desirable to inspect the property and a formal
reply to Mr. Feit would be withheld until after the
next regular meeting at which time it was believed
that Mr. Maggini would be present.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 9:30 p.m.
