CALL TO ORDER The Chairman called the meeting to order at 8:25 p.m. ROLL CALL Present: Mr. Fred L. Maggini, Chairman Mr. Lee Bloom Mr. Joseph Rigano Mr. G. Widulski, Town Engineer APPROVAL OF MINUTES The minutes of the meeting of January 11, 1967 were presented and on motion duly made and seconded, ap- proved as corrected. PRELIMINARY HEARING - SUBDIVISION OF LOT - BLOCK 124 PARCEL 349 Mr. Salvatore Rizzotto appeared before the Board with his brother, Joseph Rizzotto who is the present owner of the lot. Mr. Rizzotto presented the Board with a plan for the proposed dwelling. The subdivision would divide the presently improved parcel into two parcels one of which would be vacant and it is on this parcel the proposed dwelling is to be constructed. Each lot will be in excess of the 6,000 sq. ft. which is the required lot area in an R-6 Residential Dis- trict. It will be necessary, however, for Mr. Rizzotto to appear before the Zoning Board to obtain a variance as the lot will have an average width of 59+ feet instead of the required lot width of 60 feet and a front set-back of 20 feet instead of the required front set back of 30 feet. After further discussion the Board decided that they would grant, pursuant to Section 278 of the Town Law, preliminary approval of the subdivision with such approval subject to the outcome of a Public Hearing which will be held at a special meeting of the Plan- ning Board on February 20, 1967 in the Supervisor's office. The Secretary was instructed to address the Zoning Board advising them of the Planning Board's action. PRELIMINARY HEARING - SUBDIVISION OF LOT - BLOCK 509 PARCEL 86 Mr. Elliot Saltzman, Mr. Revson's architect and Mr. Irving Botwin, executive assistant to Mr. Revson ap- peared before the Board with an application for the subdivision of a lot into two lots which they claimed had originally been subdivided in the original par- cel layout of the area by the Premium Point Company. Mr. Saltzman presented the Board with a plan of the proposed subdivision and for a new building that Mr. Revson wants to use for a guest house to pro- vide additional bedrooms for his children. A letter was presented to the Board for the file from Mr. Dugan who is president of the Premium Point Company stating that on the original filed map of Premium Point, Parcel 86 is known as Lots 7 and 8 and part of 6 and under the covenants of the Premium Point Company only one dwelling may be erected on each filed lot. Since lot #8, the vacant parcel in the proposed subdivision, is already designated as a separate lot no action is required by the Pre- mium Point Company to authorize the erection of a dwelling on lot #8 and they are in complete accord with Mr. Revson's proposal. After further discussion the Board decided that they would grant, pursuant to Section 278 of the Town Law, preliminary approval of the subdivision with such approval subject to the outcome of a Public Hearing which will be held at a special meeting of the Plan- ning Board on February 20, 1967 in the Supervisor's office. The Secretary was advised to inform the Zoning Board of this decision as Mr. Revson at pre- sent has a variance to maintain a trailer on this lot and is to appear before the Zoning Board at its February 15, 1967 meeting to apply for a four months extension to the present variance which states that the trailer must be removed by March 1, 1967.
