MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK
PLANNING BOARD HELD FEBRUARY 7, 1966, IN THE ASSESSOR'S
OFFICE OF THE TOWN OF MAMARONECK, 158 WEST POST ROAD,
MAMARONECK, NEW YORK
CALL TO ORDER
The Chairman called the meeting to order at 8:40 p.m.
ROLL CALL
Present: Mr. Fred L. Maggini, Chairman
Mr. Lee Bloom
Mr. G. Norman Blair
Mr. Joseph Rigano
Also Present: Mr. Claude Latimer
Mr. William Widulski, Town Engineer
APPROVAL OF MINUTES
The minutes of January 3, 1966 were presented and
on motion duly made and seconded, approved as sub-
mitted.
LEATHERSTOCKING LANE
Mr. Vileno, builder and owner of Leatherstocking
Lane appeared with his attorney, Mr. Harold Blass
in connection with his letter dated January 26,
1966 requesting reduction of the performance bond
from $64,000.00 to $16,000.00; which letter had
been forwarded to all members of the Board.
Mr. Latimer also appeared commenting on his memo
of February 1, 1966 to the Town Board recommending
the bond be reduced to $30,000.00. Following fur-
ther discussion the following resolution was unani-
mously adopted:
RESOLVED, that the Secretary be and she is hereby
authorized to publish in the official newspaper of
The Town of Mamaroneck, The Daily Times, on or
before February 15, 1966 the following notice call-
ing a Public Hearing to be held before this board
at a regular meeting thereof on March 1, 1966 to
consider the approval of a reduction in performance
bond required for the construction of streets,
sewers, drains and other improvements for the sub-
division of land known as "Subdivision Map of Lea-
therstocking Lane in the Town of Mamaroneck, West-
chester County, New York made by Claude Latimer,
P.E. , L.S. , N.Y.S. License #5804 and Sal Spinelli,
L.S. , N.Y.S. License #23043, dated April 9, 1965"
and filed in the office of the Clerk of the County
of Westchester on October 13, 1965 as Map #14638.

PUBLIC NOTICE
PLEASE TAKE NOTICE, that Mr. Anthony J. Vileno, has
filed an application for reduction in the amount of
performance bond required for the construction of
streets, sewers, drains and other improvements for
the subdivision of land known as "Subdivision Map
of Leatherstocking Lane in the Town of Mamaroneck,
Westchester County, New York made by Claude Latimer,
P.E. , L.S. , N.Y.S. License #5804 and Sal Spinelli,
L.S. , N.Y.S. License #23043, dated April 9, 1965"
and filed in the office of the Clerk of the County
of Westchester on October 13, 1965 as Map #14638.
TAKE FURTHER NOTICE, that the Town of Mamaroneck
Planning Board, pursuant to Section 277 of the
Town Law will hold a Public Hearing on Tuesday,
March 1, 1966 in the Council Room of the Weaver
Street Firehouse at Weaver Street and Edgewood
Avenue at 8:15 p.m. , at which time it will con-
sider the proposed reduction in performance bond
as requested by the owner. The original perfor-
mance bond is in the amount of $64,000.00 as ap-
proved after due notice and Public Hearing on Octo-
ber 4, 1965 and the owner is currently requesting
that the bond be reduced by $34,000.00 to an
amount of $30,000.00.
TAKE FURTHER NOTICE, that all persons present will
be given an opportunity to be heard.

CARRIAGE HOUSE LANE
Mr. William Shroder, agent for Carriage House Lane,
Inc. appeared before the board with a request for
the modification of the layout for Carriage House
Lane in regard to sewers and Well House Close Road.
Following a discussion it was decided after the
engineer checks this area he would report back to
the board. Mr. Shroder said he would have it
staked out and send in a revised plan.
LUNDY LANE SUBDIVISION - SECTION #2
Mr. Viggio Borgen presented the board with an appli-
cation and map on behalf of Mr. Alfred G. Mambrino,
for proposed subdivision of Lundy Lane. Mr. James
Ward and Mr. Loreto Poccia also appeared. Upon sub-
mission of the final figures by Mr. Borgen, for
checking by the Town Engineer, the board stated
they would then view the property and decide if

the preliminary plans are satisfactory for final
application.
EXCAVATION AND TOP-SOIL ORDINANCE
Following the last meeting it was brought to the
attention of the board that excavation and top-
soil removal was covered by the Building Code and
Zoning Ordinance. Copies of same were distributed
to all members. After discussion it was decided
that Mr. Bloom and Mr. Johnston would pursue the
subject further.
CHANGE OF MEETING DATE AND PLACE
On motion duly made and seconded it was unanimously
decided that beginning March 1, 1966 the Planning
Board would meet on the first Tuesday of every
month instead of the first Monday in the Council
Room of the Weaver Street Firehouse, Weaver Street
and Edgewood Avenue at 8:15 p.m. The secretary was
directed to send a memo to the Town Board notify-
ing them of this change to be brought up at their
meeting on Wednesday, February 16, 1966.
CORRESPONDENCE
The secretary was instructed to answer a letter
from Mrs. Bernice Someck dated January 21, 1966
requesting that she be notified when the meeting
is to be held for the proposed Subdivision of
Soundview Woods - Section 3.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 10:00 p.m.
