PLANNING BOARD HELD DECEMBER 6, 1965, IN THE ASSESSOR'S
OFFICE OF THE TOWN OF MAMARONECK, 158 WEST POST ROAD,
MAMARONECK, NEW YORK.
CALL TO ORDER
The Chairman called the meeting to order
at 8:20 p.-m.

APPROVAL OF MINUTES
The minutes of November 1, 1965 were presented
and on motion duly made and seconded, approved
as corrected.
SOUNDVIEW WOODS - Section Three
Mr. Paul LaVallee appeared and submitted pre-
liminary plans. It was the opinion of the
Board that some minor changes should be made
to the plans and that better placement of the
lots be considered with the idea of including
Sheldrake River as part of the street area to
be dedicated to the Town.
The Chairman noted that he had checked with
the Fire Department to see if there were any
conflict on Hilltop Road. The Chief advised
that there was no conflict but he requested
that the bridge or culvert be capable of
supporting a 17 ton fire truck.
Mr. LaVallee stated that construction would
probably start in April or May and agreed to
return with revised plans for the Board's
approval.

BONNIE BRIAR COUNTRY CLUB
Mr. Edward Roberts appeared and submitted more
detailed plans to the Board in reference to the
proposed parking lot. He stated that Bonnie
Briar Country Club proposes to enlarge their lower
parking lot which has been in existence since 1959.
This is an unused area which when graded can be
used for parking. Additional space for 50 or 60
cars is badly needed. It is planned to use pre-
vious specifications which call for 3 or 4 inches
of bluestone and proper topping by a professional
such as McNamee.
Mr. Maggini stated that the Board suggested Hem-
locks along Weaver Street as proper screening of
the parking lot but that since this might obstruct
vision of motorists that he would have to check
with the Traffic.Commission and Police Department.
The secretary was instructed to send a memo to the
Town Board advising them that they had no objection
to the proposal for the enlargement of the parking
lot, but that more detailed plans including speci-
fications for the construction of the pavement and
the wall be submitted. In addition the Board re-
commends screening along Weaver Street subject to
the approval of the Traffic Commission as to whether
this would affect visibility at the bend of the road.
MURDOCK WOODS - Section 5
The Chairman read a communication from Mr. P.M. Hughes,
Jr., agent for Hughes & Hughes Builders, Inc. dated
November 30, 1965 in which Mr. Hughes requested a re-
duction in the present bond from $200,000.00 to $75,000
and that time for completion be extended to June 19,
1966. This letter was ordered received and filed for
the record.
Mr. Hughes appeared and questioned as to his plans
for completion of unfinished Adrian Road, replied
that there was approximately $59,000 work of work
to be completed including resurfacing, blasting,
curbing, etc... He further stated that he would
have a better surface by June and might possibly
be finished by September or October of 1966.
After some lengthy discussion as to the cleaning
up of debris, etc., it was the suggestion of the
Board that changing the contour of the road might

hasten the completion of same. Mr. Latimer agreed
to check into this in further detail.
The secretary was instructed to send a communication
to Mr. Hughes advising that he replot the grade pro-
file of the unfinished section of Adrian Drive and
requesting a tabulation showing the estimated time
of completion and the estimated cost of the finished
road as now shown on the drawing before January 3,
1966.
MISCELLANEOUS
1. Mr. LaVallee and Mr. Hughes both advised it was
difficult for them as developers to dispose of the
large quantities of combustible debris because they
understood that burning was limited to times when
there was snow on the ground. Informed of this, the
Fire Chief advised he would be glad to discuss their
combustible disposal problems with the builders, to
arrive at a solution for the prompt disposal of
bulk quantities of burnable materials.
2. The local residents of Murdock Woods Area wrote .
advising the "Town" of a drainage problem on lots
adjacent to Winged Foot Golf Club land. A memo
was sent to the "Town" suggesting that the Town
Engineer should review the drainage specifications
with the developer, with the possibility of altering
the location of the drainage outlet now shown on
the drawing between lots #15 and 16.
ADJOURNMENT
There being no further business to come before this
meeting, it was adjourned at 10:00 p.m.
