HomeMy WebLinkAbout1963_12_02 Planning Board Minutes MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING BOARD, HELD DECEMBER 2, 1963 , IN THE CONFERENCE ROOM. OF THE TOWN OFFICES, 158 W. POST ROAD, MAMARONECK, NEW YORK. CALL TO ORDER The Chairman called the meeting to order at 8:25 p.m. . PRESENT: Fred L. Maggini, Chairman Joseph Rigano Lee Bloom G. Norman Blair D. B. Follansbee ALSO PRESENT: Frederick F. Kellogg, Jr. , Town Engineer MINUTES On motion duly made and seconded, the minutes of the meeting held August 19, 1963 were approved as presented. COMMUNICATIONS Correspondence from and to the Royal Globe Insurance Companies, re- garding "Murdock Woods - Section One," dated September 9th, September 18th, September 30th, October llth and October 21st, 1963 was read and discussed by Mr. Kellogg. The subject in all cases pertained to Bond #222043 , covering Peysam Developers, Inc. , on Murdock Woods - Section One, as being in default. Mr. Kellogg also read a memo he had written to the Town Board, dated October 2, 1963 . The Town Board thereupon declared said bond in default at the Town Board meeting of October 2, 1963 and the Town Attorney was directed to take such action as he deemed necessary to cause the improvements to be completed. These communica- tions were all received and filed for the record. A communication from Sydney D. Bierman, dated November 22, 1963 , re- garding his inability to secure a copy of the map of the subdivision of Glen Rock Estates - Section Three and a letter in reply, dated November 27, 1963 , by Mr. Kellogg advising Mr. Bierman that a copy of the map could be obtained from the Westchester County Clerk's Office were read, discussed, received and filed for the record. A letter, dated October 3 , 1963, to Mr. Frank Spencer regarding his telephone request for a copy of the resolution adopted by the Planning Board on August 19, 1963, covering the subdivision of Lundy Lane was read. A copy of the resolution was subsequently sent. Copy of this letter was filed for the record. A status inquiry, dated August 27, 1963 , from Continental Casualty Co. in regard to Murdock Woods - Section Five and Mr. Kellogg's reply, dated August 29, 1963 , was read and discussed. This correspondence was received and filed for the record. A letter, dated August 29, 1963 , to The Library of Congress in reply to their request, dated July 30, 1963 , for publications put out by the Planning & Zoning Boards was read. Copies of the Zoning Ordinance of the Unincorporated Section of the Town of Mamaroneck and Regulations for the Approval of Subdivision Plats in the Town of Mamaroneck subsequently mailed. This was received and filed for the record. 394 A letter from Mr. Kellogg to Nigro Bros. , dated October 21, 1963 , was read. The letter advised that curbs and paving were satisfactory, but this should not be construed as formal acceptance of the street by the Town. Copy of letter was received and filed for the record. WELL HOUSE LANE Plans for the subdivision of Well House Lane as shown on a map en- titled "Preliminary Subdivision of Well House Lane in the Town of Mama- roneck, Westchester Co. , New York" made by Thomas John McEvoy and dated November 25, 1963 were studied and discussed. Participating in the dis- cussion were William Shroder of The Shroder Co. , 441 Lexington Avenue, New York, New York (agent for Edward Basso) and Dolph Rotfeld, consult- ing engineer. The question of traffic circulation in the area was discussed and Messrs. Shroder and Rotfeld were advised of the desirability of provid- ing for a future connection from the proposed Well House Lane to Griffen Avenue. A 30-foot wide access strip (as proposed by the owner) was deemed insufficiently wide. After discussion it was decided by all present that this strip should be 50-feet wide and be improved in such a way as to permit said strip to be offered for dedication as a public street. Subject of drainage and sewerage and the possible extension to Sewer District #1 was discussed in general and Messrs. Shroder and Rot- feld are making further investigations on these subjects. After further discussion, Mr. Maggini asked Mr. Shroder to incor- porate the suggested revisions into his drawings and to reappear,after said drawings were modified, at the next meeting.
