BOARD HELD DECEMBER 13, 1967, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:20 p.m.
ROLL CALL
Present: Mr. Fred L. Maggini, Chairman
Mr. Lee Bloom
Mr. Joseph Rigano
Mr. G. Norman Blair
Mr. Winfield James
Also present: Mr. William P. Widulski, Town Engineer
APPROVAL OF MINUTES
The minutes of the meeting of November 8, 1967 were
presented and on motion duly made and seconded, ap-
proved as submitted.
PUBLIC HEARING - AMENDMENT TO PLANNING BOARD REGULATIONS
A public hearing was held on the proposal to adopt,
subject to the approval of the Town Board, an amend-
ment to the Planning Board regulations for the appro-
val of Subdivision Plats regarding areas to be set
aside for recreation purposes.
No one appeared before the Board either in favor
or opposition to the proposal and following dis-
cussion by members of the Board a motion was duly
made and seconded the amendment be approved subject
to the approval of the Town Board. It was, also,
decided the amendment to the Planning Board Regu-
lations should be incorporated into the "Code of
the Town Of Mamaroneck".
The following Resolution was therefore sent to the
Town Board for their approval:
WHEREAS, on December 13, 1967 pursuant
to Section 272 of the Town Law a public
Hearing was held on amending the Planning
Board Regulations for the approval of sub-
division plats, and
WHEREAS, at that time a Resolution was
duly adopted subject to the approval of
the Town Board, the following amendment
to the Regulations for the approval of
Subdivision Plats in the Town of Mamaroneck,
New York be adopted as follows:

The Planning Board may require
parks or play areas for public
use of up to ten (10%) percent
of the gross area of the subdiv-
ision or if the Planning Board
determines that a suitable park
or parks, play area or play areas
of adequate size cannot be prop-
erly located in any such plat,
a payment to the Town of a sum
to be determined by the Town Board
which sum shall constitute a trust
fund to be used by the Town Board
exclusively for neighborhood park,
playground or recreation purposes
including the acquisition of land.
NOW, THEREFORE, BE IT
RESOLVED, that the Planning Board subject
to the approval of the Town Board, amend
its Regulations for the Approval of Sub-
division Plats as authorized in Section
272 and Section 277 of the Town Law.
SOUNDVIEW WOODS SUBDIVISION
Mrs. Dorothea Moore of 7 Woodland Avenue, Larchmont,
an Attorney representing Investors Collateral Cor-
poration developers of Soundview Woods Subdivision
appeared before the Board requesting the Board to
relinquish the easement they hold between lots 2
and 3 in order to make oneor two buildable lots.
It was pointed out that when the subdivision was
originally submitted Country Club Drive was to ex-
tend out to Fenimore Road. When Investors Colla-
teral took over the subdivision the Town accepted
the cul-de-sac with the hopes that at some future
date the street could be completed.
After further discussion the Board advised Mrs. Moore
to have Mr. McEvoy, the Surveyor make a sketch with
the proposed lot lines and return at the next reg-
ular meeting with the Surveyor.
COMMUNICATIONS
Mr. Maggini had received a letter from Mr. Peter
Kane, the Supervisor enclosing a copy of the pro-
posed Rezoning for the Village of Mamaroneck.
Mr. Maggini instructed the Secretary to write a
letter to Mr. Kane advising him that the Planning
Board did not see where any changes in the Zoning
in the Village seriously effect any property ad-
jacent to the Town area.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 9:10 p.m.
