MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING
BOARD HELD AUGUST 9, 1967, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:15 p.m.

APPROVAL OF MINUTES
The minutes of the meeting of July 12, 1967 were
presented and on motion duly made and seconded,
approved as submitted.
The Chairman declared the hearing open and the Sec-
retary presented for the record the affidavit of
publication of the notice of hearing.
The Chairman requested the Secretary to read the
public notice.
PUBLIC HEARING - SAXON GLEN SUBDIVISION
The following persons appeared before the Board:

Mr. Thomas J. McEvoy, Jr., Surveyor for applicant
2005 Palmer Avenue, Larchmont, N. Y.
Mr. Dolph P. E. Rotfeld, Applicant's engineer
512 Mamaroneck Avenue, White Plains, N. Y.
As suggested at the previous meeting, Mr. Widulski,
met with Mr. Fried, Mr. Rotfeld and Mr. McEvoy to
discuss drainage and the sewer utilities for the
proposed subdivision. Mr. Widulski stated he and
the engineer for the developer had agreed to certain
features on the sewerage and drainage and that both
agreed solutions were to then obtain County approval
from the appropriate Departments. At the time of
this meeting no formal approvals had been obtained
although Mr. Rotfeld had claimed preliminary dis-
cussions were held. Written approvals were to be
forwarded to the Town Engineer.

The grade of the road was revised in accordance with
the Town Engineer's recommendations and the Board
was in agreement with the new roadway gradient.
The Board discussed the tie into the future sewer
and it was decided that for the present it would be
tied into a force main serving a portion of the Car-
riage House Lane Subdivision and when the Prince Wil-
low sewer is constructed it will be tied into that
sewer line. The County will have to approve any
sewer line proposal.
A discussion of land to be dedicated for Town use
followed and Judge Sirlin suggested that instead of
the applicant deeding a parcel of land to the Town
for recreation purposes a monetary consideration be
given to the Town, but no amount was proposed.
Mr. Fried suggested that he would be willing to dedi-
cate two (2) 50' wide reserve strips for future roads
but that the proposed Town reserve of approximately
40,000 sq. ft, would eliminate one or two of the more
choice lots in the proposed subdivision. Judge Sirlin
pointed out that that it would be economically unfeas-
ible to take two building lots that would mean the
loss of about $40,000. to the builder.
As regards the proposal to reserve land for future
streets the Board stated it is their responsibility
to provide for the regional development of the area
and they cannot overlook any future development of
the adjoining property.
After further discussion the Board decided that their
decision would have to be reserved until they obtained
the views of the Town Board and the Recreation and
Conservation Commissions regarding the lot for rec-
reation purposes and until Mr. Fried had received
the requisite County approvals.
SUBDIVISION - CORNER OF DEAN PLACE AND LORENZEN STREET
The following persons appeared before the Board:

Mr. Woolsey presented the application and plan to
the Board. The applicants propose to subdivide the
property into three building lots. Two of the lots
will contain 6,000 square feet each and one will con-
tain 4,800 square feet. Two of the lots will have
frontages of 50 feet each and one will have a front-

age of 52.34 feet instead of the required 60 feet
frontage for an R-6 Zoning District. There is pre-
sently an old house on the property which is to be
demolished.
The applicants propose to purchase the property con-
tiguous to the proposed subdivision which is approx-
imately '39,000 square feet and in conjunction with
the granting of this application and if the Town
so requests convey said parcel to the Town to be
used as a Public Park.
Mr. Woolsey stated if the applicants were not per-
mitted to use the proposed plan they would have to
place one of the houses further back on the property
and would not be able to convey to the Town as large
a parcel as in their original plan.
The Board decided that they would have to check with
the Town Attorney, Mr. Johnston as to whether or
not it would be necessary for the applicant to go
before the Zoning Board for a variance and with the
Recreation Commission in reference to the park plan.
The Board assured the applicants that they would
do everything they possibly could do to expedite
matters so a public hearing could be arranged.
MURDOCK WOODS
A letter from Mr. Hal Feit of 6 Adrian Circle which
had been held over from the last meeting was discussed.
Mr. Hughes, the builder had dug a swale and ditch
around the edge of Mr. Feit's property to remedy
the drainage problem. The Board decided that there
was nothing they could do and that the Town had been
cooperative. The matter will be discussed with
Mr. Johnston and he will be requested to answer the
letter.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 9:30 p.m.
