NING BOARD HELD AUGUST 2, 1965, IN THE ASSESSOR'S OFFICE OF
THE TOWN OF MAMARONECK, 158 WEST POST ROAD, MAMARONECK, N.Y.
CALL TO ORDER
The Chairman called the meeting to order at 8:30 p.m.
ROLL CALL
Present: Mr. Fred L. Maggini, Chairman
Mr. G. Norman Blair
Mr. Lee Bloom
Absent: Mr. Joseph Rigano
Also Present: Mr. James J. Johnston, Town Attorney
Mr. Frederick F. Kellogg, Town Engineer
APPROVAL OF MINUTES:
The minutes of July 6, 1965 were presented, and on
motion duly made and seconded, approved as submitted.
BALDWIN HILLS SUBDIVISION
Mr. Thomas Lentini, Attorney representing Jason-Mckenna,
Inc. , appeared and stated that the statuatory 90 days
since his earlier approval have expired. He therefore
requested a second public hearing with hope of having
his plat reapproved.
On motion by Mr. Bloom, seconded by Mr. Blair, the
following resolution was unanimously adopted:
RESOLVED, that the secretary be and she hereby is
authorized to publish in the official newspaper of
the Town of Mamaroneck, The Daily Times, on or be-
fore August 26, 1965, the following Notice:
PUBLIC NOTICE
PLEASE TAKE NOTICE that pursuant to Section 276 and
277 of the Town Law and in accordance with the Rules
and Regulations of the Planning Board, The Planning
Board will hold a public hearing at its next regular
meeting on September 7, 1965 at 8:15 p.m. in the
Office of the Assessor at the Town Offices, 158 West
Boston Post Road, Mamaroneck, New York for the pur-
pose of considering the application of Jason-McKenna,
Inc. for the approval of a proposed plat or subdivision
plan as shown on map entitled "Subdivision Map of Bald-
win Hills" in the Town of Mamaroneck, Westchester County,

N.Y. made by Thomas John McEvoy, N.Y.S. License No.
39309 and dated March 29, 1965. This application was
reviewed at a Public Hearing on May 3, 1965 and is be-
ing resubmitted due to the expiration of 90 days .
PLEASE TAKE FURTHER NOTICE that at said public hearing
all persons interested will be given an opportunity to
be heard.

MURDOCK WOODS SECTION 5 Re: Status of Performance Bond
A discussion was held concerning the status of the im-
provements and representatives of seven different families
appeared to protest the existing conditions in that neigh-
borhood.
Some of the Planning Board members stated that they had
also made physical inspections of the Kolbert Drive en-
virons and that there was still much incompleted work.
By reason of the above finding of fact, the Planning
Board was in a position where it mould take no action
on a possible further extension as of August 2, 1965.
CcDMMUNICATIONS
1. Letter from Town Board rer Special Permit -Ciro LaBarbera
In accordance with the Town Board's request of July 7, 1965
The Planning Board hereby submits the following recommenda-
tion regarding the application of Ciro LaBarbera, 434 Boston
Post Road, Town, for a special permit to install gasoline
pumps on the said premises.
That the application be granted subjiect to the following
conditions
1. That the gasoline pumps be located on the
side rather than in the front of the said premises.
2. Letter from Town Board re: Special Permit - Victor Mancini
During the discussion of this matter, Mr. Maggini noted the
following points that resulted from an earlier visit with
Mr. Manejni: the cost to install automatic car washing equip-
ment would be approximately $40,000.00, the operation would
be approvimately 85% automatic and 15% manual, 8 men would
be employed, and only interior changes would be involved.

Mr. Maggini also noted he had consulted with Police
CChief Yerrick and that the Chief stated that he did
not expect any traffic problem as a result of the pro-
posed installation.
In accordance with the Town Board's request of July 7, 1965
the Planning Board submits the following recommendations on
the application of Victor Mancini, 1 Vine Street, Town, for
a special permit to install automatic car washing equipment
on the said premises.
That the application be granted subject to the follow-
ing conditions:
1. That the applicant is to furnish his own
water supply.
2. That adequate drainage be provided at the
applicant's expense.
3. That there be only (1) sign designating
car wash which shall face Vine Street and be
limited in size to the width of the entrance
doorway to said car wash and mounted on the
face of the building above the said doorway.

4. That the business hours for such car
washing shall be from 9:00 a.m. to 5:30
p.m.
ADJOURNMENT
There being no further business to come before this meet-
ing, it was adjourned at 9:25 p.m.
