HomeMy WebLinkAbout1962_04_02 Planning Board Minutesr MINUTES OF A REGULAR MEETING OF THE PLANNING BOARD OF THE TOWN OF MAMARONECK, HELD APRIL 2, 1962, IN THE OFFICE OF THE TOWN ASSESSOR, 158 W. POST ROAD, MAMARONECK, NEW YORK. CALL TO ORDER The Chairman called the meeting to order at 8:15 p.m. PRESENT: Fred L. Maggini, Chairman Joseph Rigano G. Norman Blair Lee Bloom D. B. Follansbee ALSO PRESENT; F. F. Kellogg, Jr. Town Engineer NEW BUSINESS---SUBDIVISIONS ---WENDY MANOR Mr. A. Pascale, representing Mr. Warren Lewin, appeared and submitted a preliminary plan for the proposed subdivision known as Wendy Manor. A discussion followed concerning two family houses in this area, side yards, set backs, etc., and demolition of an existing house in the subdivision. Following this discussion it was decided that the houses must be one family for the lot size shown on the plan, the house that is now in existence must be demolished or division line between Lot 1 and 2 must be moved fruther from Palmer Avenue to give 25 foot rear yard. The Engineer was instructed to advise Mr. Lewin of these requirements and also to advise him of the Board's requirements for a final submission of the plans for the subdivision. SUBDIVISION--BRIAR HILL Mr. A. Pascale, representing Mr. Adam Sumetz, appeared and submitted a preliminary plan for the proposed subdivision known as Briar Hill. 343 A discussion followed concerning drainage, etc., with particular reference to Lot# 1. Following this discussion, the engineer was instructed to advise Mr. Sumetz and his engineer of Mr. Kellogg's comments on plans and also advise Mr. Sumetz of the nec- essary steps to arrange for final submission of plans. REQUIREMENTS for SUBDIVISION PLATS Following a lengthy discussion on the requirements for the approval of subdivision plats, on motion made by Mr. Bloom, seconded by Mr. Blair, the following resolution was unanimously adopted: RESOLVED that the following rule is hereby adopted under Section 301 pf the Revised Regulations for the Approval of Subdivision Plats in the Town of Mamaro- neck. All Preliminary Layouts filed under the Revised Regu- lations for the Approval of Subdivision Plats in the Town of Mamaroneck shall be in form satisfactory to the Town Engineer, as evidenced by his initials thereon, and shall be filed with the Secretary of the Planning Board or the Town Clerk at the Town Offices at least one week prior to the date of any regularly scheduled meeting of the Planning Board, and no consideration will be given to any Preliminary Layouts at such meeting unless filed in accordance with this regulation. FURTHER RESOLVED that a copy of this resolution shall be attached to etch copy of the aforesaid regu- lations hereafter districted and shall be sent to all persons who,according to Town records, now hold such copies. The following resolution was also adopted unanimously: RESOLVED that this Board approves the recommendation of the Town Engineer that the standards for the con- struction of all pavements on roads in subdivision covered by subdivision plats hereafter submitted to the Planning Board for approval be changed from the heretofore specified 5" penetration macadam pavement to a 5 " penetrated base 344 macadam base surface with a 2" compacted course of hot asphaltic concrete.
