HomeMy WebLinkAbout1967_04_18 Planning Board Minutes MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING BOARD HELD APRIL 18, 1967, IN THE SUPERVISOR'S OFFICE, TOWN OF MAMARONECK, 158 WEST POST ROAD, MAMARONECK, NEW YORK. CALL TO ORDER The Chairman called the meeting to order at 8:25 p.m. ROLL CALL Present: Mr. Fred L. Maggini, Chairman Mr. Lee Bloom Mr. Joseph Rigano Mr. G. Norman Blair Absent: Mr. Winfield James Also present: Mr. William P. Widulski, Town Engineer APPROVAL OF MINUTES The minutes of the meeting of March 8, 1967, on motion duly made and seconded, were approved as submitted. OLD BUSINESS Mr. Widulski stated that the Town Board had at its Pre-Board Meeting on Monday night, April 17, 1967, discussed Laurel Avenue. Members of the Town Board seemed to be of the opinion that it was desirable to have a 50' street and that perhaps something could be worked out with the developer. BRIAR HILL - SECTION 2 Mr. Adam Sumetz and Mr. Thomas McEvoy, Jr. appeared before the Board with an application and plan for a preliminary hearing on the subdivision of Briar Hill Section 2. The plan shows a total of 8 building lots and each lot contains 15,000 square feet or more. Members of the Board were concerned about the grade of the proposed new road which is approximately 12 or 13 percent and decided they would have to go out and look at the site. The Board, also, thought it would be necessary to check with the Highway Department because of the difficulty that would be encountered by the garbage trucks, snow plow and other Town vehicles because of the steep grade, and the presence of approximately 5 curb cuts on the cul-de-sac. The Board requested Mr. Sumetz to put down stakes to give them an approximate idea as to where the road alignment and lots will be located. Members 5 r .11 of the Board will go out and inspect the site at a date before the next regular meeting. At the next regular meeting on May 10, 1967 the Plan- ning Board will hold a Public Hearing on the proposed subdivision. LARCHMONT FARMS NO. 2 The following persons appeared: Mr. Anthony Sansone Mr. Hubert Finnerty Mr. Frank Finnerty, 40 Second Ave., Pelham, N. Y., co-owner with Mr. Keenan Morrow, Dogwood Lane, Rye, New York Mr. Hubert Finnerty, who represented his brother and Mr. Morrow, presented the Board with an appli- cation and plan for the subdivision of a piece of property on Palmer Avenue. One piece of the proper- ty owned by Mr. Morrow and Mr. Finnerty is being sold to Walter's Restaurant and another piece is being turned over to the Board of Education. It was pointed out that Mr. Finnerty and Mr. Morrow for over two years have been trying to sell the entire piece of property to the Board of Education but they were not interested. Because of the location the houses will have to be built on an angle. Each lot is in excess of 5200 square feet and located in an R2F zoned district. The proposed parcel is a result of the transfer of properties with the Board of Education. The four lots are bordered to the west and north by lands of the Board of Education, and with the proposed use of the land as a parking lot, the Planning Board believes the proposed residential parcels will be adversely affected. The Public Hearing will be arranged for the regu- lar meeting of the Planning Board on May 10, 1967.
