MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING
BOARD HELD APRIL 10, 1968, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:25 p.m.
ROLL CALL

Absent: Mr. Winfield James
Also present: Mr. William P. Widulski, Town Engineer
Mr. Joseph R. Potenza, Planner from the
Westchester County Department of Planning
APPROVAL OF MINUTES
The minutes of the meeting of March 13, 1968 were
presented and on motion duly made and seconded, ap-
proved as submitted.
NEW SUBDIVISION - WILD OAK ESTATES
The following persons appeared before the Board in
reference to the application:
Mr. Lawrence Kramer, applicant
Mr. Frank Geller
Mr. Vincent Pace
Mr. Kramer, who is an architect, presented his ap-
plication to the Board for the subdivision of the
northeast corner of Leatherstocking Lane into five
lots. The property contains three acres and was
originally laid out for two lots.
The Board discussed the plan for extending the cul-
de-sac and decided they would go out to look at the
property before examining the application any further.
After a short discussion the Board told Mr. Kramer
to return for the next meeting on May $`, 1968 when
they would be more prepared to discuss the applica-
tion.
The Chairman advised the Board that the area of the
proposed subdivision was one of the locations where
the Conservation Advisory Committee is considering
acquisition of lands to the adjoining Sheldrake Trails.

COMMUNICATIONS
The Chairman asked the Secretary to read a letter
received from Mr. Kane regarding a petition from
the Glen Rock Estates Association. The Secretary,
also, read the petition from the homeowners and Town
residents of lower Fenimore Road, Country Road, Country
Lane, Glen Lane and Leatherstocking Lane objecting
to building plans submitted to the Village of Mama-
roneck Planning Board by Protano, Inc. to construct
eighteen rental attached houses in the Village area
contiguous to the Town of Mamaroneck property.
Mr. Potenza from the Westchester County Planning
Commission pointed out that according to Section
179-P of the Village law the Planning Board is author-
ized to modify the Zoning Regulations under certain
conditions when approving plats.
The Secretary was instructed to write a letter in
answer to Mr. Kane's request advising that the Town
ask the Village of Mamaroneck not to take any offi-
cial action until they have had an opportunity to
review complete plans and details.
MISCELLANEOUS
Mr. Walter Campbell, Manager of Residential Builders
Sales for Consolidated Edison Co., spoke to the Board
regarding Consolidated Edison's new policy of putting
utilities underground.
Mr. Campbell stated that Consolidated Edison has
for the past three years adopted a policy of placing
all utilities underground in any new subdivision
where five or more dwellings are to be constructed.
All expenses for the installation are to be borne
by Consolidated Edison. The Board was in full agree-
ment with the plan and was looking forward to its
application in several recently approved subdivisions
in which construction had not been started.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 10:00 p.m.
