HomeMy WebLinkAbout1963_04_01 Planning Board Minutes as ZD O O O] MINUTES OF A REGULAR MEETING OF THE TOWN OF MAMARONECK PLANNING BOARD HELD APRIL 1, 1963, IN THE CONFERENCE ROOM OF THE TOWN OFFICES, 158 W. POST ROAD, MAMARONECK, NEW York. CALL TO ORDER The Chairman called the meeting to order at 8:30 p.m. PRESENT: Fred L. Maggini, Chairman G. Norman Blair Joseph Rigano ABSENT: Lee Bloom D. B. Follansbee LL ALSO PRESENT: Fred F. Kellogg, Jr., Town Engineer CQ PRELIMINARY PLAN PROPOSED SUBDIVISION--VIGGO BORGEN W Mr. Borgen appeared and submitted a preliminary plan for a proposed subdivision. W CL Several neighboring property owners were present and showed interest 65 in the subdivision. Mr. Borgen was advised to buyone of the PlanningBoard's books with the Rules and Regulations for the Approval of Subdivision Plots O therein and to come to the next meeting of the Board with a more 070 detailed plan. The secretary was instructed to send a notice to the interested neighbors when Mr. Borgen will again appear before the Board. NARDY BUILDERS--CHARLES M. MCCARTY Mr. McCarty, attorney, appeared and asked that he be notified when and if the re-zoning of property on Weaver Street, owned by Nardy Builders, was to come before the Board. The secretary was instructed to so notify Mr. McCarty. BOND--LAKEWOOD LANE A letter from Jerome N. Wanshel, Esquire, requesting that the amount of the bond for the above captioned street be reduced. Mr. Kellogg, Town Engineer, told the Board that he felt a bond in the amount of $6000.00 was sufficient. Ire. 377. Q w ob Following some discussion the following resolution was unanimously 0 adopted: m WHEREAS, this Board heretofore and at a meeting held on August 6, 1956, approved a subdivision map or plot plan filed by Fred Maloof, entitled "Map of Lakewood in the Town of Mamaroneck, Westchester County, New York" made by Thomas J. McEvoy, N.Y.S. Licanse # 21387, and dated April 18, 1956, County Block 3944, Sheet 36 and 36, in accordance with the provisions of the Town Law; and further provided that no building permit shall be issued for the construction of houses in said subdivision until the streets shown on said map were improved, in accordance with the drawings filed with the plot plan, or, in the alternative, that Fred Maloof furnish a bond in the sum of $7500.00 for the completion of said improvements; and WHEREAS, no bond was filed, but, Protano, Inc., now developers of the said subdivision, have proceeded with the said im- provements to the extent that the amount of $6000.00 would be sufficient for the completion of said improvements; NOW, THEREFORE, BE IT RESOLVED that the resolution adopted by this Board on August 6, 1956, with reference to Condition No. 1 be amended to read as follows:--- "1 That no building permit shall be issued for the construction of houses in said subdivision until the w streets shown on said map are improved in accordance U) with the construction drawings filed with this application, and the specifications for street im- 0- provements contained the the "Requirements for the ob Approval of Subdivision Plats in the Town of Mamaro- neck, Westchester County, New York", adopted by this Biard on October 15, 1955, or, in the alternative, that Protano, Inc. furnish a bond in the sum of ® $6000.00 for the completion of said improvements Q such bond to run for a term of one year". GOLDSTEIN Further study and consideration was given to the above captioned sub- division and Mr. Goldstein stated that he hoped all would be in order so that a Public Hearing could be arranged for the next regular meeting of the Board. He was told to proceed and advise the secretary when all was in order.
