BOARD HELD OCTOBER 14, 1970, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF
MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 8:20
P.M.

Also present: Mr. William P. Widulski, Town Engineer
APPROVAL OF MINUTES
The minutes of the meeting of September 9, 1970 were
presented and on motion duly made and seconded, ap-
proved as submitted.
APPLICATION OF MR. JOSEPH PITTERA - SUBDIVISION OF BLOCK 130
PARCELS 141, 151 and 239 - AMENDED PLAN
Mr. Pittera appeared before the Board with an amended
subdivision plan for the subdivision of a lot on
Lafayette Road and Lester Place. The Board had ap-
proved the subdivision of the lot at its April 8,
1970 meeting. The applicant had decided to amend
the plan to provide an additional 25 feet to the
lot he wants to build on.
Mr. Pittera in his original plan had left a 25' strip
for a path to walk from his present dwelling on Les-
ter Place to another parcel he owns. The applicant
stated that he made an agreement with his neighbor
who presently uses the driveway on the proposed build-
ing lot to build a new driveway on the neighbor's
property in return for the release of the easement
for the driveway.
After a brief discussion the Board decided that they
would approve the amended plan but it would be nec-
essary for Mr. Pittera to apply to the Zoning Board
for a variance because he does not have the required
frontage to construct the dwelling.
BONNIE BRIAR COUNTRY CLUB
Mr. Edward Roberts and Mr. Mario Cusinti appeared
before the Board. The Bonnie Briar proposes to

sell a portion of the property adjacent to the tennis
courts to Mr. Shuffman who is the owner of the ad-
joining property at 1 Cornell Street. The parcel
Mr. Shuffman intends to purchase contains the pagoda
and the bath house which the Town Board had requested
the Bonnie Briar to demolish and the swimming pool
which the Board asked the club to fill in and fence.
The Town Board had given the Club permission to use
the tennis courts for sixty (60) days providing that
within that time they comply with the above-mentioned
conditions. The Bonnie Briar Country Club is now
applying for an extension of ninety (90) days to
use the tennis courts until the transaction with
Mr. Shuffman is completed.
After further discussion the Board decided to rec-
ommend to the Town Board that they extend the per-
mit to use the tennis courts for a further period
of ninety (90) days but that the Club amend their
proposed plan so that the bath house will be set
back five feet from the new property line in order
to conform with the Zoning Ordinance. The Planning
Board, also, requested that the Bonnie Briar submit
a new plan updated to show the as-built conditions
as well as the revised property line.
ADJOURNMENT
There being no further business to come before this
meeting it was adjourned at 9:15 P.M.
