OF THE TOWN OF MA4ARONEECK, HELD IN THE BOARD ROOM AT 11
EDGEWOOD AVENUE, LARCHMONT, NEW YORK, ON OCTOBER 27th, 1948.
Mr. Brewer called the meeting to order at 8:10 P. M.
There were PRESENT: Munn Brewer, Chairman
Charles F. Mink
Clifford B. Cross
George D. Burchell
ABSENT: Cornelius J. Quinn
The minutes of the previous meeting, held September 15th,
1948, were approved as presented.
The first application before the Board was that of Herman H.
Bose for modification of Article II, Section 3 of the Zoning
Ordinance, to permit the expansion of business, recuiring
additional space in rear of lot, in connection with premises
on the west side of the Boston Post Road at the corner of
Weaver Street, known as Block 410, Parcel 140 on the Tax
Assessment Map of the Town of Mamaroneck.
Mr. Bose was present and was represented by Mr. William J.
Sterling, 9 East Boston Post Road, Larchraont, an agent of
Belmont Company, which would do the construction for Mr.
Bose, if the variance or modification is granted.
Mr. Sterling presented a plot plan and a plan of the pro-
posed structure, and explained the construction contemplated.
Mr. Brewer then asked if there was anyone present opposed to
the application.
Mr. Peter Kerby, 5 Winthrop Avenue, addressed the Board and
said that he was in opposition to the plan. He said he
felt it would make Winthrop Avenue more dangerous for chil-
dren as it would bring more traffic to that street, and he
also felt it would create a fire hazard.
Others who registered their opposition to the application
were as follows:

Mr. Dennis Sullivan, 20 Winthrop Avenue
Mr. Sterling said it was proposed to store not more than 10
cars in the new section, which cars are, at the present time,

stored in the open.

Mr. Brewer said the Board would reserve decision until the
members had viewed the property.
The next application before the Board was that of Gaetano
Ciancuilli, for modification of Article II, Section 3 of
the Zoning Ordinance to permit the erection of a two-family
house on premises on the north side of Hoyt Avenue, 175
feet west from Williams Place, known as Block 130, Parcel
94 on the Tax Assessment Map of the Town of Mamaroneck.
Mr. Ciancuilli appeared in his own behalf and submitted
plans of the proposed dwelling.
No one appeared in opposition.
After discussion, Mr. Brewer informed Mr. Ciancuilli that
he would be notified of the Board' s decision.
The third application before the Board was that of Shirley
L. Goode, for modification of Article II, Section 4 of the
Zoning Ordinance, to permit the use of premises in a business
district, Class C, known as 18 Valley Place, and also known
as Block 131, Parcel 23 on the Tax Assessment Map of the
Town 3f Mamaroneck, for an automobile repair shop.
Mr. Perry M. Tucker, 72 Horton Avenue, New Rochelle, repre-
sented Mr. Goode, and appeared before the Board as his agent.
He submitted a plot plan and a sketch of the proposed building,
which is to be a metal garage.
He stated that it was intended that repair work would be done
in this building and no, gasolinewould be sold on the premises.
Mr. Brewer asked if there was anyone present who wished to
register opposition to the application.

Mr. Goode said there would be po gasoline sold, no night work

and no Sunday work. He also said they would store all cars
inside the bui' ding, if that would be desirable.
Mrs. Helen Irving asked if the property in that section,
which is now zoned "Business, Class C", could be re-zoned
to a residence district.
Mr. Brewer said that would be a matter for the Town Board.
Mr. Brewer informed Mr. Goode that he would be notified of
the Board' s decision.
The Board then went into executive session and after discus-
sion, the following resolution was duly moved and seconded:
WHEREAS, Gaetano Ciancuilli has made application
for a variance from the provisions of Article II, Section 3
of the Zoning Ordinance of the Town of Mamaroneck, to permit
the erection of a two-family house on premises on the north
side of Hoyt Avenue, known as Block 1$m, Parcel 94 on the
Tax Assessment Map of the Town of Mamaroneck; and
WHEREAS, it appears that there are other multi-
family dwellings in the neighborhood and the property across
Hoyt Avenue from the premises in question, is zoned for
two-family houses and that due to the character of the
neighborhood, it would be an unnecessary hardship to compel
the applicant to abide by the strict provisions of the
Zoning Ordinance,
NOW, THEREFORE, BE IT
RESOLVED that the said application be granted
and that the applicant be permitted to con-
struct upon said premises, a dwelling house
for not more than two families, having not
more than two housekeeping units therein
and not being adaptable for more than two
families, provided and subject to the sub-
mission to and the approval by the Board of
Appeals, of plans and elevations satisfactory
to them.
A vote taken upon this resolution resulted as follows:
AYES: Mr. Brewer, Mr. Burchell, Mr. Mink,
Mr. Cross
NAYS: None
After discussion of the application made by Mr. Shirley L.
Goode, the following resolution was duly moved and seconded:
WHEREAS, Shirley L. Goode has made application for
a variance from the provisions ofArticle IT
III , Section
i n 4 of the

Zoning Ordinance to permit the use of premises in a District
"C" known as No. 18 Valley Place, being Block 121, Parcel 23
on the Tax Assessment Map of the Town of Mamaroneck, for an
automobile repair shop; and
WHEREAS, it is the opinion of the Board that the
construction of a building in accordance with the plans
submitted, and the use of the property for the purposes
applied for, are not in keeping with the character of the
neighborhood; would be detrimental to surrounding property;
and would create a traffic hazard in a neighborhood which is
now primarily residential in character
NOW, THEREFORE, BE IT
RESOLVED that said application be and the
same hereby is in all respects denied.
A vote taken on the above resolution resulted as follows:
AYES: Mr. Brewer, Mr. Burchell, Mr. Mink
Mr. Cross
AYES: None
There being no further business to come before the Board, the
meeting was adjourned at 10:10 P. M.
