THE TOWN OF MA'_ARONECK, HELD NOVEMBER 9, 1953, IN THE MAMARONECK TOWN
POLICE STATION, 11 EDGEWOOD AVENUE, TOWN OF MAMARUNECK.
Mr. Wullschleger called the meeting to order at 8 P . M.
PRESENT: Mr. W ullschleger, Cnairman
Mr. Rigano
Mr. Maggini
Mr. Brush
ABSENT: M r. Burke
Presence was also noted of Mrs . Barnes, Clerk to the Board and recording
secretary.
Mr. Wullschleger addressed the Board and stated that the special meeting,
held November 6th, had been adjourned for the purpose of giving a decision
in the matter of the application of C . Mayone Corp. to this date.
After discussion, on motion duly made and seconded, the following
resolution was adopted:
WHEREAS, C . Mayone Corp. , Contract Vendee, and Mary C . Mead,
Owner and Contract Vendor, have appealed to this Board for modification
of Article II, Sections 3 and 4 of the Zoning Ordinance, to permit con-
struction and use of premises as a motel consisting of 53 attached units
for tourist accommodations and facilities under a common roof and
arranged in an "L" around a central court, building to be set back at
least 60 feet from Boston Post Road, 40 feet from rear line and having
minimum side line set backs of at least 40 feet, building to be shielded
from the Boston Post Road by vast rock formation at northwest corner of
plot which is to remain in its present condition and to maintain natural
beauty of plot, on premises on the south side of the Boston Post Road,
200 feet west from Hommocks Road, known on the Tax Assessment Map of the
Town of Mamaroneck as Block 411 Parcel 169, front 100 feet of which is in
Business "C" Zone and the rear portion of plot in Residence "A" Zone; and
WHEREAS, said application is based on practical difficulty and
unnecessary hardship in conforming to the present Ordinance, i.e.
Article II, Sections 3 and 4; and
WHEREAS, the applicants have submitted proof as to practical diffi-
culty and unnecessary hardship and all persons either in favor of or
against this application have been heard, and a stenographic copy of the
proceedings before this Board have been filed with the minutes,

RESOLVED that the application of C . Mayone Corp. , Contract
Vendee, and Mary C. Mead, Owner and Contract Vendor, for

modification of Article II, Sections 3 and 4 of the
Zoning Ordinance, to permit construction and use of

which is in Business "C" Zone and the rear portion of plot
in Residence "A" Zone, be and it hereby is granted, provided,
However, that t_rie construction of said motel be in accor-
dance with the plot plan submitted to this Board, marked
applicant' s Exhibit 2, November 6, 1953 and the buildings
erected as to each unit are to be in accordance with the
floor plan submitted to this Board and marked applicant' s
Exhibit 3, November 6, 1953.
FURTHER RESOLVED that this application is granted on the
ground of practical difficulty and unnecessary hardship
in complying with the existing provisions of the Ordinance,
both with regard to use restrictions in the Business "C"
Zone and the Residence "A" Zone and provided further that
in all other respects, the applicants comply with the
provisions of the Building and Plumbing Code and Zoning
Ordinance of the Town of Mamaronedk.

There being no further business to come before the meeting, it
adjourned at 8: 30 P . M.
