TOWN OF MAMARONECK, HELD JANUARY 26, 1955, IN THE TOWN OF MAMARONECK.
POLICE HEADQUARTERS, 11 EDGEWOOD AVENUE, TOWN OF MAMARONECK.
PRESENT: Mr. Wullschleger

ABSENT: None
Presence was also noted of Mr. McEvoy, Building Inspector, Mr . Delius,
Town Attorney, and Mrs . Barnes , Clerk to the Board and Recording
Secretary.
Mr . Wullschleger called the meeting to order, welcoming Mr . Maggini,
who has been in Japan on business for his firm, back on the Board,
and announcing that he, himself, was very glad to be back with the
Board . Mr . Wullschleger has been visiting in Europe .
On motion duly made and seconded, the minutes of the meeting of
December 22 , 1°54, were approved as presented .
The Clerk read the application of Milton Stein for modification of
Article III , Section 9 of the Zoning Ordinance as amended, to permit
erection of a one-family dwelling in an AA Residence Zone within 40
feet of the street line , (i .e. 25 feet from Prince Willows Lane) on
premises located at the corner of Prince Willows Lane and Doris Road,
and also known on the Tax Assessment Map of the Town of Mamaroneck
as Block 333, Parcel 1187.
Mr. Anthony Signorielli , 3640 Bronx Boulevard , Bronx, N. Y. 67, an
architect, appeared representing Mr . Stein, and submitted plot plan
showing the proposed location of the house on the lot. He said the
problem here stems from a desire on the part of Mr. Stein to conform
with the houses on Doris Lane . He plans to keep the house back
from Doris Lane 60 feet at one point and 68 feet at another.
Mr. Burke asked if there were any difference in this application from
the one which was before this Board at its last meeting, December 22,
1954 .

Mr . Signorielli said the opposition at the last meeting did not know
exactly what Mr . Stein is trying to do and they are now in favor of it .
He proceeded to demonstrate with a small cut-out of the proposed
house, the position of the proposed house on the lot .
Mr . Bernard Schwartz, 14 Doris Road, (next to the subject property)
said he had objected at first at the last meeting because he did not
understand the situation. He presented and read an Affidavit in

support of the Application, made by Morton S . Levin, President of
Prince Willows Association, and a Petition signed by the only owners
of the property and residents on the street affected by the applica-
tion. These were received and filed .
Mr. George Schaskan, 22 Doris Road, said he would think that because
of the particular circumstances on Doris Road, where all houses are
set back a great distance, that if the variance is not given, future
houses will have to be closer to the road and it will upset the
community. He feels this variance, if granted , will help.
I Mr . Leon Roversi, Prince Willows Lane and Old White Plains Road, said
he had attended the meetings held by the Prince Willows Association,
and he is very strongly in favor of the application and does not feel
the first protest should be held against them. Now they are all in
favor of it .
Mr . Signorielli said Mr. Stein had asked him when he was engaged in
trying to design the house, to visit the site and try to do some-
thing that would be in keeping with the neighborhood .
There was much discussion of this project and the fact was stressed
that for the sake of the general welfare of the community, the variance
should be granted .
Mr . William Canella., Stuart Avenue, Mamaroneck, owner of property in
that locality, said that the owners of all the vacant land are in
favor of granting this application .
The Board then went into executive session and on motion duly made
and seconded, the following resolution was adopted :
WHEREAS , Milton Stein has appealed to this Board for modification
of Article III , Section 9 of the Zoning Ordinance as amended, to permit
erection of a one-family dwelling in an AA Residence Zone within 40
feet of the street line, (i .e . 25 feet from Prince Willows Lane) on
premises located at the corner of Prince Willows Lane and Doris Road,
and also known on the Tax Assessment Map of the Town of Mamaroneck as
Block 333 , Parcel 1187; and
WHEREAS , this application has come on duly to be heard by this
Board at its regular meeting held January 26, 1955; and
WHEREAS , all the residents in the neighborhood are in favor of
granting this variance ; and
WHEREAS, it appears that it would be in the interest of the
general welfare of the neighborhood to grant this variance ; and
WHEREAS , all persons, either in favor of or against this applica-
tion, have been heard,

NOW, THEREFORE, BE IT
RESOLVED that the appeal of Milton Stein be and the same
I hereby is allowed and the decision of the Building Inspector
reversed to the extent of permitting erection of a one-
family dwelling in an AA Residence Zone within 40 feet
of the street line, (i .e . 25 feet from Prince Willows
Lane) on premises located at the corner of Prince Willows
Lane and Doris Road, and also known on the Tax Assessment
Map of the Town of Mamaroneck as Block 333 Parcel 1187,
in accordance with plans filed in connection with the
application, provided, however, that in all other
respects applicant comply with the Zoning Ordinance and
Building Code of the Town of Mamaroneck.
A vote on this resolution was recorded as follows :

There being no further business to come before the meeting, it
adjourned at 9:30 P. M.
