OF THE CHAIRMAN ON SATURDAY, FEBRUARY 11, 1961,
AT POLICE HEADQUARTERS, 11 EDGEWOOD AVENUE,
TOWN OF MAMARONECK.
CALL TO ORDER
The Chairman called the meeting to order at 11 :00
a. m. anal stated that the members of the Board had been
notified of this meeting by phone.

APPLICATION of WINGED FOOT GOLF CLUB
Mr. Schuler read a letter dated February 1, 1961,
from the Westchester County Department of Planning
regarding the application of Winged Foot Golf Club for
a variance.
A copy of this letter is attached to these minues.
Mr. David Eggers, representing Winged Foot Golf
Club, then submitted plans for the proposed extension
to the existing kitchen.
The Board members examined these plans and after
some discussion, on motion by Mr. Sobel, seconded by
Mr. Schuler the following resolution was unanimously
adopted:
WHEREAS, Winged Foot Golf Club has submitted
to the Building Inspector an application for a
building permit for the construction of an extension
to the existing kitchen 36 feet by 8 feet, together

with plans for same; and
WHEREAS, the Building Inspector has refused to
issue such permit on the ground that the plans
submitted failed to comply with the Zoning Ord-
inance of the Town of Mamaroneck with particular
reference to Article IV, Sections 410 and 440. 3
and 400 . 1 of the said Ordinance, which provide
for height and use of buildings, side yards, rear
yards, etc. extension of a non-conforming use
and conformance required for all land and
buildings; and
WHEREAS, Winged Foot Golf Club has submitted
to this Board an application for a variance on
the ground of practical difficulty and/or un-
necessary hardship for the following reasons:
1. Kitchen to be extended to create
better facilities.
2. Existing kitchen facilities are
inadequate. and
WHEREAS, this application came to be heard on
January 25, 1961, at which time no action was
taken until the matter had been referred to the
Westchester County Department of Planning; and
WHEREAS, a letter has been received from the
Westchester County Department of Planning
which reported "no recommendation"; and
WHEREAS, this Board has examined the plans
and also has viewed the property and has
heard all persons interested in this application
after publication of notice thereof,
NOW, THEREFORE, BE IT
RESOLVED that this Board finds the following:
(a) That there are special circumstances and
conditions applying to the building and land
for which a variance is sought, which cir-
cumstances and/or conditions are peculiar
to such building and land, and do not apply

generally to the land and/or buildings in the district, and
which circumstance and conditions have not resulted from
any acts of the applicant subsequent to the date of the
Zoning Regulations appealed from.
(b) That the aforesaid circumstances and/or conditions
are as follows:
1 . Better facilities in the kitchen area need
to be created.
2. Present kitchen facilities are inadequate
which said circumstances and/or conditions are such that
the particular application of the Ordinance with respect
to Sections 400. 1, 410 and 440. 3 would deprive the
applicant of the reasonable use of such land and building,
and that for these reasons, the granting of the variance ,
is necessary for the reasonable use of the land and
building and that the variance as granted by the Board
is the minimum adjustment that will accomplish this
purpose.
(c) That the granting of this variance will be in
harmony with the general purposes and intent of this
Ordinance and will not be injurious to the public welfare;
and it is;
FURTHER RESOLVED that Article IV, Sections 400. 1,
410 and 440. 3, Conformance Required for Land and
Building, Schedule of Regulations and Extension of a
Non-Conforming Use, of the Zoning Ordinance of the
Town of Mamaroneck be varied and modified so as
to permit a 36 foot by 8 foot extension to the existing
kitchen of the Winged Foot Golf Club on premises
located on the east side of Fenimore Road and known
on the Tax Assessment Map of the Town of Mamaro-
neck as Block 347, Parcel 1, in strict accordance
with the plans filed with this application, provided
that the applicant complies in all other respects with
the Zoning Ordinance and Building Code of the Town
of Mamaroneck.
FURTHER RESOLVED that in accordance with the Rules
and Regulations of the Zoning Board where a variance
is granted, the applicant shall obtain a building permit
within three (3) months of the filing of this resolution

with the Town Clerk. A building permit shall be void if
construction is not started within a period of six (6)
months or completed within a period of two years of the
date of said permit.
FURTHER RESOLVED that this decision be filed with
the Town Clerk as provided in Section 267 of the Town
Law.
ADJOURNMENT
There being no further business to come before this meeting
it was adjourned at 1 1 :30 a. m.
