CALL TO ORDER In the absence of the Chairman, the meeting was called to order by the acting Chairman, Mr. Boraczek at 8:15 P.M. ROLL CALL Present: Mr. Andrew W. Boraczek, acting Chairman Mr. Egbert R. Hardesty Mr. Lawrence G. Bodkin , Jr. Mr. Peter G. Moore Absent: Mr. E. Robert Wassman Also present: Mr. William Paonessa, Building Inspector APPROVAL OF MINUTES The minutes of the meeting of October 24, 1979 were pre- sented and on motion duly made and seconded, approved as submitted. PUBLIC HEARING The Chairman declared the hearing open and the Secretary presented for the record the affidavit of publication of the notice of hearing. Mr. Boraczek stated that the application that was before the Board had been held over from the meeting of last month since the applicant was not present at the meeting. The Chairman asked the Secretary to read the application . APPLICATION NO. 1 - CASE 519 Application of Mr. and Mrs . Joel Negrin for modification of Article VI Section 89-31 Subsection B (3) "Construc- tion Requirements for a One Family R-20 Residence District" which requires a minimum rear yard of 40 ft. to allow the construction of a wood deck at the rear of the dwell- ing having a rear yard of 35 .5 ft. on the premises located at 15 Gate House Lane and known on the Tax Assessment Map of the Town of Mamaroneck as Block 330 Parcel 228 on the grounds of practical difficulty and/or unnecessary hardship. Mr. Negrin presented his application to the Board and said that their property is irregularly shaped which pro- hibits the constructive use of more than 30% of the pro- perty. Mr. Negrin stated that they did not want to put their deck on the same side where their neighbors had theirs for privacy reasons . The Board questioned Mr. Negrin in reference to the plan that he had submitted and they decided that the plan did not show enough detailed information for the Board to make a decision. Mr. Boraczek advised Mr. Negrin if he withdrew his application to another meeting and submitted a drawing prepared by either an Architect or Engineer they would hear his application at the next regular meet- ing of the Board. Mr. Negrin agreed to have his appli- cation held over. ADJOURNMENT There being no further business to come before this meet- ing it was adjourned at 8:45 P .M. Rita A. Johns ;-Secretary C
