HomeMy WebLinkAbout1978_09_13 Planning Board Minutes MINUTES OF A REGULAR MEETING OF THE PLANNING BOARD OF THE TOWN OF MAMARONECK HELD SEPTEMBER 13, 1978, IN THE COUNCIL ROOM OF THE WEAVER STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, LARCHMONT, NEW YORK. CALL TO ORDER In the absence of the Chairman,the meeting was called to order by the Acting Chairman, Mr. Maggini at 8:15 P.M. ROLL CALL Present: Mr. Fred L. Maggini , Acting Chairman Mr. Joseph Rigano Mrs . Mary Carlson Absent: Mr. G. Norman Blair Mr. Edward J. Cibulay Also present: Mr. Charles R. Elfreich, P. E. , Town Engineer APPROVAL OF MINUTES The minutes of the meeting of August 9, 1978 were presented and on motion duly made and seconded, approved as submitted. APPLICATION FOR SPECIAL PERMIT - AUTO REPAIR SHOP - 635 FIFTH AVENUE BLOCK 132 PARCEL 643 Mrs. Josephine Acocella, the owner of the property in question appeared before the Board. The Town Board had referred the application to the Planning Board for reco- mmendations . In her application, Mrs. Acocella said the property has been for sale for three years and the pur- pose of renting is to provide some income until the pro- perty is sold. The property was formerly used as a nursery under a variance and is located in a "B" Business Zone. Mrs. Acocella further stated in her application that no other structure will be constructed on the pro- perty and the present two car garage will be used for auto repairs . The Planning Board decided they would recommend to the Town Board that the building only be used for mechanical repairs and all work to be performed inside the garage. In addition, they also recommended that no new or used cars be sold or stored on the property and no junks or derelicts are to be parked or stored on the property. Also, the Planning Board recommended that no additions or alterations be allowed and that the property should not be sold as an auto repair shop . The Board questioned about the lease and the applicant said it was on a month to month basis. The Board recommended that the permit should be granted for a two year period and if the appli - cant wanted to extend the permit they could reapply for another two year extension. PRELIMINARY HEARING - MARX' S PROPERTY Mr. Van Suetendael , the Engineer for the applicants re- ported that the computations were completed and that the center line of the proposed roadways would be staked and cleared for additional survey information for the construc- tion drawings. The developers requested the Public Hear- ing for November but the Board decided they would have to see more completed drawings before they could set a date for the final hearing. Mr. Roger Sirlin, an Attorney, represented some of the residents of Fairway Drive who object to the placement of one of the proposed roads. Mr. Van Suetendael agreed to meet with Mr. Anderson, an Architect, hired by the residents of Fairway Drive. The residents of Wagon Wheel support the plan showing the three roads that had been presented by Mr. Anderson at the last meeting. , / I ‘r Charles R. El frei ch, E. i
