BOARD HELD JUNE 12, 1974, IN THE COUNCIL ROOM OF THE WEAVER STREET
FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF MAMARONECK.
CALL TO ORDER
The meeting was called to order by the Chairman at 8:15 P.M.

APPROVAL OF MINUTES
The minutes of the meeting of May 8, 1974 were presented
and on motion duly made and seconded, approved as submitted.
PUBLIC HEARING - SUBDIVISION OF LOT - 133 GRIFFEN AVENUE - BLOCK 305
PARCEL 835
PUBLIC NOTICE
PLEASE TAKE NOTICE that the Town of Mamaroneck Planning
Board pursuant to Section 276 and 277 of the Town Law
will hold a Public Hearing on June 12, 1974 in the Coun-
cil Room of the Weaver Street Firehouse, Weaver Street
and Edgewood Avenue, Town of Mamaroneck, Larchmont, New
York at 8:15 P.M. on the application of Mrs. Marjorie
Lindt for the approval of a lot located at 133 Griffen
Avenue and known on the Tax Assessment Map of the Town
of Mamaroneck as Block 305 Parcel 835 and shown on a sur-
vey entitled "Subdivision Map of Marjorie Lindt Property"
dated March 14, 1974.
TAKE FURTHER NOTICE that all persons present will be given
an opportunity to be heard.
Mr. and Mrs. Lindt appeared before the Board for the pub-
lic hearing on the application for the subdivision. After
a brief discussion the Board decided that the application
was in order. The Westchester County Department of Health
had noted on the plan that they had no jurisdiction and
after Mrs. Marjorie Lindt, the owner, signs the linen
it will be ready for the Chairman 's signature.
The application was therefore approved and the following
Resolution duly adopted:
WHEREAS, Mrs. Marjorie Lindt, owner of the
premises located at 133 Griffen Avenue and
known on the Tax Assessment Map of the Town
of Mamaroneck as Block 305 Parcel 835 and shown
on a survey entitled "Subdivision Map of Mar-
jorie Lindt Property" dated March 14, 1974
has filed with this Board an application for
the approval of the subdivision of this plat;
and
WHEREAS, pursuant to Section 276 and 277 of
the Town Law, a Public Hearing was held on
June 12, 1974 after notice was published in
the official newspaper of the Town of Mamaro-
neck , the Daily Times; and
WHEREAS, this Board has examined the plans
and determined that the same are all satisfac-
tory;
NOW, THEREFORE, BE IT
RESOLVED, that the application of Mrs. Marjorie
Lindt be approved and the Chairman of the Plan-
ning Board is hereby authorized to sign such
subdivision map as evidence of the approval
of same.
PRELIMINARY HEARING - SUBDIVISION OF LOT - 10 BRUCE ROAD - BLOCK
346 PARCEL 65 AND 51
Mr. Hunter Meighan, an Attorney of 100 Mamaroneck Avenue,
represented the owners, Mr. and Mrs. Wullschleger and
Mrs. Mason and explained to the Board that the applicants
wanted to subdivide the lot into two lots. Mr. Meighan
said that there was a problem because Bruce Road is a
private street and there is no public sewer. Mr. Meighan
pointed out that the proposed dwelling will require a
septic tank and the applicants had already been in touch
with the Westchester County Health Department. Mr. Meighan
stated that the Westchester County Health Department had
not approved the location they had requested but the ap-
plicants would attempt to have another location approved.
It was pointed out that the original subdivision had been
filed before 1959 when the Planning Board was originated.
After further discussion the Board decided that they would
have to consult the Town Attorney and the Town Board to
see if a solution can be reached so that Bruce Road can
be accepted as a public street.
OLD BUSINESS
Mr. Otto Scheuble of 25 Rock Ridge Road who had attended
the meeting of May 8, 1974 appeared and Mr. Maggini said
he had investigated his complaints. The Chairman stated
that he had discussed Mr. Scheuble' s problems with mem-
bers of the Town Board and they will continue to see what
can be done to solve Mr. Scheuble's complaints. Mr. Julius

Anger of 23 Rock Ridge Road, who is Mr. Scheuble' s brother-
in-law and Mr. and Mrs. William Roehr, Mr. Scheuble's
daughter and son-in-law spoke in support of Mr. Scheuble' s
complaints regarding Cook' s Restaurant.
WESTCHESTER COUNTY PLANNING DEPARTMENT
Mrs. Carlson said that Mrs. Helwig had received a letter
from Mr. Joseph Potenza of the Westchester County Plan-
ning Department in which Mr. Potenza said they would
look into the needs of the Town and see if any revisions
can be made in the Raymond and May's Master Plan.
Mrs. Carlson, also, spoke about the meeting to be held
jointly with the Village of Mamaroneck, the Town and
the Westchester County Department of Planning to be rep-
resented by Miss Susan Gallion, to discuss housing for
the elderly.
SUBDIVISION OF LOT ON BLOSSOM TERRACE - BLOCK 403 PARCELS 1 & 6
The Chairman mentioned he had received a letter from
Mr. Robert J. Hecker, Mr. Porcelli 's Attorney request-
ing a reply to his letter of May 10, 1974. The Secre-
tary pointed out that Mr. Hecker' s letter was received
on May 13, 1974, the day after the Planning Board's last
meeting. Mr. Maggini said it would be necessary to con-
sult Mr. Johnston, the Town Attorney, before replying
to Mr. Hecker' s letter.
ADJOURNMENT
Before the Board adjourned it was decided that the next
meeting would be held on July 17th instead of July 10th
in order not to conflict with a proposed Town Board Meet-
ing.
There being no further business to come before this meet-
ing it was adjourned at 9:20 P.M.
