HELD JUNE 11 , 1975, IN THE AUDITORIUM OF THE WEAVER STREET FIREHOUSE,
WEAVER STREET AND EDGEWOOD AVENUE, TOWN OF MAMARONECK.
CALL TO ORDER
The meeting was called to order by the Chairman at 8:25
P.M.

APPROVAL OF MINUTES
The minutes of the meeting of February 13, 1975 were pre-
sented and on motion duly made and seconded , approved
as submitted.
PRELIMINARY HEARING - SUBDIVISION - BLOCK 102 PARCEL 118 - MR. JOSEPH WARD
Mr. Peter Mosher, an Attorney of 2001 Palmer Avenue, Larch-
mont, represented Mr. Ward and stated that his client
wanted to have the lot in question approved as a build-
able lot. Mr. Mosher stated that the lot is in an R-30
Zone and contains 21 ,507+ sq. ft. Mr. Mosher said that
a small piece of the property had been conveyed between
the line of Lot 1 and Lot 2 to help meet certain require-
ments to build on Lot 2.
Mr. Mosher, also, said that the lot had originally been
obtained from Mr. Maloof and was in the name of Mrs. Ward,
who had deeded Lot 1 to Mr. Ward. Mr. Mosher further
stated that his client had no plans at the present to
sell or build on the lot but if the lot is approved as
a buildable lot it would have a mortgage value. It was
pointed out that the original subdivision had been made
in 1956 before the Planning Board was in existence.
The Board questioned about the topography of the lot and
it was pointed out that the lot was higher at the rear
of the property. The Board, also, commented on the condi-
tion of the road and it was noted that Weaver Street is
a County highway.
Mrs. Dorothy Ward of 693 Weaver Street, who is the owner
of Lot 2 said she objected to the application and had
not conveyed Lot 1 to her husband.
After further discussion the Board decided they would
have to wait until they contacted the Town Attorney before
they could set a date for the Public Hearing.

PRELIMINARY HEARING - BLOCK 305 PARCEL 872 - MR. STANLEY RUBIN
Mr. Rubin presented his application to the Board and stated
that he is in the process of selling his house and the
prospective buyer is only interested in buying the lot
on which the house is located. The proposed subdivision
shows Lot 1 on which the house is located to contain 42,746
SQ. ft. , Lot 2 contains 35,380 so. ft. with both lots
meeting the reouirements for an R-20 Zone. The Board
discussed the drainage, water and sewer conditions and
after further discussion decided there were no problems.
The Chairman advised the applicant that the Public Hear-
ing would be held at the next regular meeting.
ADJOURNMENT
There being no further business to come before this meet-
ing it was adjourned at 9:20 P.M.
