HomeMy WebLinkAbout1978_01_11 Planning Board Minutes MINUTES OF A REGULAR MEETING OF THE PLANNING BOARD OF THE TOWN OF MAMARONECK HELD JANUARY 11 , 1978, IN THE COUNCIL ROOM OF THE WEAVER STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, LARCHMONT, NEW YORK. CALL TO ORDER The meeting was called to order by the Chairman at 8:35 P.M. ROLL CALL Present: Mr. Fred L. Maggini , Chairman Mr. Joseph Rigano Mr. G. Norman Blair Absent: Mr. Edward J. Cibulay Mrs. Mary Carlson Also present: Mr. Charles R. Elfreich, P. E. , Town Engineer APPROVAL OF MINUTES The minutes of the meeting of October 12, 1977 were pre- sented and on motion duly made and seconded, approved as submitted. PRELIMINARY HEARING - SUBDIVISION OF LOT ON COLONIAL AVENUE - BLOCK 120 PARCEL 287 - 28 COLONIAL AVENUE Mr. Hunter Meighan of 100 Mamaroneck Avenue represented Mr. and Mrs. Thomas Salb, and said that the Salbs were originally the owners of the entire lot but had sold a portion on which the house is located to Mr. and Mrs. Robert Berlin. Mr. Meighan stated that the side yard between the present dwelling and proposed building lot would be approximately 10.9 ft. Mr. Maggini advised Mr. Meighan that before a Public Hear- ing could be held the Board would like to see a plan show- the two lot subdivision and applicant would have to ob- tain the approval of the Westchester County Health Depart- ment. Mr. Maggini , also, advised Mr. Meighan to have his surveyor contact the Town Engineer to find out what is necessary for the final drawing. PRELIMINARY HEARING - BLOSSOM GROVE SUBDIVISION - BLOCK 403 PARCEL 99 Mr. Andrew J. Balint, an Attorney of 20 South Broadway, Yonkers, New York and Mr. Jeff Gordon, a partner in the Spencer Corporation presented the application. Mr. Gordon asked if the subdivision could be approved in two parts and said they wanted to build on the four lots on Palmer Avenue first. The Board discussed the possibility of restricting the building permit for one of the four lots so that when construction is started the contractor could bring his heavy trucks and equipment in through the desi- gnated lot to avoid using Blossom Terrace. The Board, also, discussed the location of the house on lot 9 so that the distance between the existing homes on Palmer Avenue would not be too close. Mr. Angelo Rigano of 18 Blossom Terrace appeared and rep- resented Mr. John Ibelli , who is the President of the Palmer Avenue Association. The Board agreed to hold the Public Hearing at the February Meeting. NEW BUSINESS Mr. Elfreich informed the members of the Board that there was someone interested in the Marx's property and he had attended a meeting in White Plains with the Westchester County Department of Planning and a prospective developer of the property in reference to the probability of using the land for cluster housing.
