OF MAMARONECK HELD APRIL 13, 1977, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE. WEAVER STREET AND EDGEWOOD AVENUE, LARCHMONT,
NEW YORK.
CALL TO ORDER
In the absence of the Chairman, the meeting was called
to order by the acting Chairman, Mr. G. Norman Blair,
at 8:15 P.M.
ROLL CALL
Present: Mr. G. Norman Blair, Acting Chairman
Mr. Joseph Rigano
Mr. Edward J. Cibulay
Absent: Mr. Fred L. Maggini
Mrs. Mary Carlson
Also present: Mr. Charles R. Elfreich, P.E. , Town Engineer
APPROVAL OF MINUTES
The minutes of the meeting of March 9, 1977 were presented
and on motion duly made and seconded, approved as submitted.
PUBLIC HEARING - SUBDIVISION OF LOT - 119 GRIFFIN AVENUE - BLOCK
305 PARCEL 872
The Chairman asked the Secretary to read the Public Notice.
PLEASE TAKE NOTICE that the Town of Mamaroneck
Planning Board pursuant to Sections 276 and
277 of the Town Law will hold a Public Hearing
on April 13, 1977 in the Council Room of the
Weaver Street Firehouse, Weaver Street and Edge-
wood Avenue, Town of Mamaroneck, Larchmont,
New York at 8:15 P.M. on the application of
Mr. and Mrs. Alfred Racco for the approval of
the subdivision of a lot located at 119 Grif-
fin Avenue and known on the Tax Assessment Map
of the Town of Mamaroneck as Block 305 Parcel
872 and shown on a map prepared by Mr. Sal Spin-
elli dated October 9, 1976.
TAKE FURTHER NOTICE that all persons present
will be given an opportunity to be heard.
Mr. John I. Erwin , an Attorney of 2 Overhill Road, Scars-
dale, New York, represented the applicants, Mr. and Mrs.
Alfred Racco. The Board discussed the application and
said they would grant approval with the condition that
either the owner or the purchaser of the lot would have
to provide either a sewer or septic to be approved by
the Westchester County Health Department before any build-
ing permit could be granted.

After further discussion the Board approved the applica-
tion and adopted the following Resolution :
111) WHEREAS, Mr. and Mrs. Alfred Racco, owner of
the premises located at 119 Griffin Avenue
and known on the Tax Assessment Map of the
Town of Mamaroneck as Block 305 Parcel 872
and shown on a map prepared by Mr. Sal Spin-
elli dated October 6, 1976, has filed with
this Board an application for the approval
of the subdivision of this plat; and
WHEREAS, pursuant to Section 276 and 277 of
the Town Law, a Public Hearing was held on
April 13, 1977 after notice was published in
the official newspaper of the Town of Mamaro-
neck, the Daily Times ; and
WHEREAS, this Board has examined the plans
and determined that the same are all satisfac-
tory;
NOW, THEREFORE, BE IT
RESOLVED, that the application of Mr. and Mrs.
Alfred Racco be approved subject to the fol-
lowing condition :
1 . That no building permits shall
V be issued until the applicant or pur-
chaser of the property provide either
a sewer or septic to be approved by
the Westchester County Health Depart-
ment.
FURTHER RESOLVED, that the application of Mr.
and Mrs. Alfred Racco be approved and the Chair-
man of the Planning Board is hereby authorized
to sign such subdivision map as evidence of
the approval of same.
PRELIMINARY HEARING - SUBDIVISION OF BLOCK 203 PARCEL 32
Dr. and Mrs. Miller appeared before the Board with their
application. The preliminary plan shows three lots which
all comply with the R-30 Zone and the Board questioned
about the sewer. Mr. Elfreich said adequate sewer was
available on Fenimore and Durham Roads for the proposed
lots.
After further discussion the Chairman asked the Secretary
to arrange for a Public Hearing at the next meeting.
ADJOURNMENT
There being no further business to comp before this meet-
