MAMARONECK HELD NOVEMBER 9, 1983, IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, LARCHMONT, NEW
YORK.
CALL TO ORDER
The meeting was called to order by the Chairman at 8:15
P.M.

Absent: Mr. Emil Nicolaysen
Also present: Mr. Charles R. Elfreich, P.E., Town Engineer
APPROVAL OF MINUTES
The minutes of the meeting of October 12, 1983 were presented
and on motion duly made and seconded, approved as submitted.
PUBLIC HEARING - SUBDIVISION - BLOCK 320 PARCEL 1 - 3 COUNTRY ROAD
PUBLIC NOTICE
PLEASE TAKE NOTICE that the Town of Mamaroneck Planning
Board pursuant to Sections 276 and 277 will hold a Public
Hearing on November 9, 1983 in the Council Room of the Weaver
Street Firehouse, Weaver Street and Edgewood Avenue, Town
of Mamaroneck, Larchmont, New York at 8:15 P.M. on the ap-
plication of Dr. and Mrs. Henry Makover for the approval
of a subdivision of a lot located at 3 Country Road and
known on the Tax Assessment Map of the Town of Mamaroneck
as Block 320 Parcel 1 and shown on a survey done by Thomas
J. McEvoy dated September 9, 1983.
TAKE FURTHER NOTICE that all persons present will be given
an opportunity to be heard.

RONECK PLANNING BOARD

The Board discussed the application of Dr. and Mrs. Makover
and decided they had no objection to the granting of the
application for the subdivision. The following Resolu-
tion was therefore adopted:
WHEREAS, Dr. and Mrs. Henry Makover, owners of
the property located at 3 Country Road and known
on the Tax Assessment Map of the Town of Mamaro-

neck as Block 320 Parcel 1 has filed an appli-
cation for the approval of the subdivision plat;
and
WHEREAS, pursuant to Sections 276 and 277 of
the Town Law, a Public Hearing was held on Novem-
ber 9, 1983 after a notice was published in
the official newspaper of the Town of Mamaro-
neck, the Daily Times; and
WHEREAS, this Board has examined the plans and
a variance granted by the Zoning Board of Appeals
and determined that the same are all satisfactory;
and
WHEREAS, this Board has further determined that
the application will not cause problems to water
supply, sewerage disposal, drainage, fire pro-
tection or noise and therefore will not have
significant affect upon the environment;
NOW, THEREFORE, BE IT
RESOLVED, that the application of Dr. and Mrs.
Henry Makover be approved subject to the approval
of the Westchester County Health Department.
The Chairman of the Planning Board is hereby
authorized to sign such subdivision map as evi-
dence of the approval of same.
PRELIMINARY HEARING - SUBDIVISION - 31 SETON ROAD - BLOCK 116 PARCEL 328
Dr. Nicholas Marsh, who purchased the vacant lot
from Mr. and Mrs. Hafetz appeared before the Board and
it was pointed out that he had received a variance from
the Zoning Board subject to the approval of the Planning
Board. Dr. Marsh said after he purchased the lot he rea-
lized he would not be able to build the house that would
suit his needs and the Hafetzs were willing to sell another
ten foot which put their lot in violation.
After further discussion the Board decided to hold a Pub-
lic Hearing on the application at its next regular meet-
ing to be held on December 14, 1983.
ADJOURNMENT
There being no further business to come before this meet-
ing it was adjourned at 8:45 P.M.
