MAMARONECK HELD MAY 13, 1981 , IN THE COUNCIL ROOM OF THE WEAVER
STREET FIREHOUSE, WEAVER STREET AND EDGEWOOD AVENUE, LARCHMONT,
NEW YORK.
CALL TO ORDER
The meeting was called to order by the Chairman at 8:30
P.M.

Also present: Mr. Charles R. Elfreich, P.E. , Town Engineer
APPROVAL OF MINUTES
The minutes of the meeting of April 8, 1981 were presented
and on motion duly made and seconded, approved as submitted.
PUBLIC HEARING - APPLICATION FOR SUBDIVISION - BLOCK 105 PARCEL 140
The Chairman asked the Secretary to read the Public Notice.
PLEASE TAKE NOTICE that the Town of Mamaroneck Planning
Board pursuant to Sections 276 and 277 of the Town Law
will hold a Public Hearing on May 13, 1981 in the Council
Room of the Weaver Street Firehouse, Weaver Street and
Edgewood Avenue, Town of Mamaroneck, Larchmont, New York
at 8:30 P.M. on the application of Mrs. Roberta Wexler
for the approval of a subdivision of a lot located at 15
Edgemont Road and known on the Tax Assessment Map of the
Town of Mamaroneck as Block 105 Parcel 140.
TAKE FURTHER NOTICE that all persons present will be given
an opportunity to be heard.
Mrs. Wexler, the applicant, appeared before the Board and
the Chairman said that the subdivision meets all the quali-
fications . The Board decided that they would approve the
application with the stipulation that any future house
on the vacant lot would face on Edgemont Road and that
the proposed subdivision will not have significant adverse
effect upon the environment.
Mrs. Wexler said she was selling the property and the pros-
pective buyer has no intention of building on the lot.
The Board suggested Mrs. Wexler advise the purchaser of
the restriction that they were making as part of their
approval .
After further discussion the Board approved the applica-
tion and the following Resolution was adopted:

WHEREAS, Mrs . Roberta Wexler, owner of the pre-
mises located at 15 Edgemont Road and known on
the Tax Assessment Map of the Town of Mamaroneck
as Block 105 Parcel 140 and shown on a map pre-
pared by Richard A. Spinelli dated March 7, 1981 ,
has filed with this Board an application for
the approval of the subdivison of this plat;
and
WHEREAS, pursuant to Sections 276 and 277 of
the Town Law, a Public Hearing was held on May
13, 1981 , after notice was published in the offi-
cial newspaper of the Town of Mamaroneck, the
Daily Times; and
WHEREAS, this Board has examined the plans and
determined that the same are all satisfactory;
NOW, THEREFORE, BE IT
RESOLVED, that the Board has determined that
the proposed subdivision will have no signifi-
cant adverse effect upon the environment; and
FURTHER RESOLVED, that the application of Mrs .
Roberta Wexler be approved subject to the fol-
lowing :
1 . Any future residence on the vacant
lot would face Edgemont Road.
2. Subject to the approval of the
Westchester County Health Department.
FURTHER RESOLVED, that upon compliance with
the above conditions, the Chairman of the Planning
Board is authorized to sign such subdivision
map as evidence of the approval of same.
ADJOURNMENT
There being no further business to come before this meet-
ing it was adjourned at 9 :00 P.M.
