CALL TO ORDER
The meeting was called to order by Chairwoman Marilyn Reader at 8:15 p.m.
The Public Stenographer was present for this Meeting and her transcript will become a permanent part of this
record.
APPROVAL OF MINUTES
On motion made by Mr. Rosenbaum, seconded by Mr. Jacobson the minutes of June 11,2003 were unanimously
approved.
The minutes of August 13, 2003 were not reviewed.
PUBLIC HEARING- SPECIAL PERMIT RENEWAL/ Village Square Bagel/ John Mercaldi 1262 Boston Post
Road Block 407, Lot 192
The applicant requested an adjournment
PUBLIC HEARING SITE PLAN/ Melron Amusement 1265 Boston Post Road Block 412, Lot 449.
Residents voiced there concern that the meeting was not noticed correctly, and requested an adjournment. The
notice in the Journal News was 5 days in advance as required by Section 177.12; and the secretary has an affidavit
of service that she mailed notice to the owners within a 300 foot radius, seven days prior to the hearing.
The Board discussed the matter, and found that legal notice has been given.
Mr. Salanitro appeared and addressed the Board. . He stated that the applicant suggested that the hearing be
postponed so that the neighbors that might not have received notificaticn have chance to appear.
The Board proceeded with the Public Hearing
Mr.Salanitro stated that they did some re-configuration of the Commerce Bank building. Since the building is
not back from Boston Post Road 75 feet,parking in front would require a zoning variance.
The buffer zone was also discussed as were the curb cuts.
Mr.Getlan discussed the traffic patterns and level. Ms.Reader asked if the findings could be sent to the Board
for review before the next meeting.
Marsha Kirchoff of 25 Rock Ridge Road stated that she wanted at least a 10 foot buffer between the homes on
Rock Ridge and the back of the proposed project. Also the hours of loading and unloading were discussed.
Robin McWilliams of 21 Rock Ridge Road stated that she was opposed to the plan and wants a buffer between her
property and the proposed site.
Dan McWilliams of 21 Rock Ridge Road stated that he was adamantly opposed to the over development being
considered for this property. If they cannot make their plan work within the rules,then they need to change the
plan,not the rules.
Mr.Glaser of 19 Rock Ridge Road stated his disapproval of the proposed project.
Karen Orenstein of 27 Rock Ridge Road felt that the proposed project would devalue the value of her home.
Mr.Capicotto requested details of the trench drain.
After some discussion,Ms.Reader adjourned this matter to October 9,2003 Planning Board meeting.
ADJOURNMENT
On motion made and seconded the meeting was adjourned at 9:45 p.m.
