Referrals: a. 77 Cooper Lane— Subdivision Approval for the construction of two single- family homes Referred by the Town of Mamaroneck Planning Board Steve Marsh and Benny Salanitro presented their proposal to remove the existing single family home from the property, subdivide the lot into two parcels and construct two new single family homes. Due to the substantial amount of bedrock on the property, they are proposing to minimize the size of the basements and control runoff from the property by using a retention system comprised of a system of storage pipes. CZMC found the proposed action to be neither consistent nor inconsistent with the policies in the LWRP. CZMC recommended that there be no permitted pumping of dry-weather flows and that an adequate number of trees be planted to replace the 14 or 15 trees that will need to be removed in order to construct the new homes. b. 1380 Boston Post Road—Site Plan Amendment for the construction of an addition to the existing commercial building Referred by the Town of Mamaroneck Planning Board John Knoetgen and Richard Horsman presented their proposal to construct an addition to the commercial building, make improvements to the parking area and add landscaping to the site. The proposal includes the addition of a stormwater management system where none has existed in the past. CZMC found the proposed action to be neither consistent nor inconsistent with the policies in the LWRP and is pleased to see applicants incorporating stormwater management techniques and landscaping beyond what is required by Town Code.
