Central Park Avenue Hartsdale, New York 10530 Marguerite Roma, Recording Secretary Daniela Gerardi, Recording Secretary 1. 50 Sheldrake This application was adjourned by the applicant to the August 10, 2005 meeting. 2. Elmcroft Estates Joseph Cermele, engineer from Site Designs, addressed the Board regarding drainage for the proposed subdivision. He proposed to replace the sewer pipe on Bruce Road and pitch it to flow in the right direction. The proposal now reduces runoff by 20%. The Chair suggested the improvements on Bruce Road may help the neighborhood and suggested the town have a round table discussion regarding the improvements. The Board and residents of Bruce Road were concerned that the sewer system would not be able to handle the extra water. The Board requested that the applicant determine who is the owner of Bruce Road. The Board agreed to adjourn this application to the next meeting on August 10, 2005. 3. Bonnie Briar Country Club Steven Grogg, engineer from TRC Raymond Keyes Associates (TRC), appeared before the Board with his proposal to build a maintenance building and environmental center. The maintenance building will be used for the storage of equipment and the environmental center will be used for the cleaning and refueling of the equipment. James Rogers (architect) appeared before the Board with the floor plans of the maintenance building. The upper level consists of storage space and a lavatory and the lower level consists of garage space. Mr. Rogers stated the material of the building will be metal siding. The color of the roof will be hunter green and the wall color will be shell gray. The Board questioned if the building would be visible from Weaver Street and Mr. Rogers responded that there should be limited visibility of the building from Weaver Street. This application was referred to the Coastal Zone Management Commission (CZMC), Westchester County Planning Board, NYS Thruway Authority, and the Village of Scarsdale. There will also be a wetlands determination. The Board agreed to set a public hearing for its next meeting on August 10, 2005. NEW BUSINESS The Board accepted Marguerite Roma's letter of resignation and all wished her well in her retirement. The Board welcomed Daniela Gerardi as the new Planning Board recording secretary Adjournment The meeting was adjourned at 9:48 p.m. Secretary to Planning Board
