Ron Carpaneto, Director of Building Elizabeth Paul, Environmental Coordinator Melissa Sasso, Public Stenographer Carbone & Associates, LTD. 111 N. Central Park Avenue Hartsdale, New York 10530 Daniela Gerardi, Recording Secretary 1. Elmcroft Estates Fred Koelsch (applicant's attorney) stated that they are closer to finalizing an agreement with Winged Foot to allow pumping of water to the upper pond. Mr. Koelsch also stated that a planting plan for the roadway was prepared showing the proposed street trees and island plantings and the types of species proposed for the detention pond. Frank Giuliano (landscape architect) explained to the Board the landscape plan stating there will be over 180 new trees planted. Mr. Giuliano continued to say that there will be extensive screening along Old White Plains Road. Jeff Waldhuter (7 Bruce Road resident) addressed his concerns regarding who will maintain the road and who owns the road. Chair Reader requested this application be referred to the Highway Department and Fire Department. The Planning Board voted unanimously to adjourn this application to the February 8, 2006 meeting. Forest City Residential, LLC Joel Sachs, attorney for the applicant, stated that after receiving comments from various Town Departments and committees with respect to the proposed project, he believed they have accomplished all of the recommendations. Frank Fish (BFJ Planning - Board's planning consultant) stated to the Board his recommendations for the garage parking layout. Mr. Fish continued to say that the garage columns should be set back from the parking aisles wherever possible to ease turning movements into the spaces. The Board requested that the applicant improve the lighting and enhance the color and/or materials of the columns to better ensure safety for the columns that cannot readily be set back as recommended. Chair Reader stated that the letter of recommendation to the Town Board should include owners of the units be notified of the nine affordable units in the proposed building. The Planning Board voted unanimously to adopt the January 11, 2006 draft letter to the Town Board. 3. Ferreira Subdivision Joel Negrin (applicant's attorney) stated to the Board the applicant is proposing to subdivide his property. Mr. Negrin continued to say the new lot would be in compliance with the zoning regulations, but the existing lot would need zoning variancesl. The Planning Board requested that this application be referred to the Zoning Board of Appeals with the Planning Board as lead agency. The Planning Board voted unanimously to adjourn this application until there is a Zoning Board decision. Adjournment Daniela Gerardi Secretary to Planning Board
