Minutes The Planning Board approved minutes of its September 14, 2005 meeting, December 14, 2005 meeting, and January 11, 2006 meeting. 2. O’Connor Subdivision The applicant’s architect, Rick Yestadt, stated that there is no record of water underneath the home. The applicant’s landscape architect, Jim Lotto, stated a surface water and erosion control plan would be submitted. Some members of the public had concerns about the excavation of the property, how long it will take, and how they can protect their property. The Board requested this application be referred to Westchester County Planning Department. Chair Reader closed the public hearing. The Planning Board voted to adjourn the application to the March 8, 2006 meeting. 3. Elmcroft Estates The applicant’s attorney, Fred Koelsch, stated that the applicant has a written agreement from Winged Foot regarding the drainage from the proposed subdivision. He added his comments to the agreement, and he is waiting for final agreement. Town of Mamaroneck Planning Board Minutes February 8, 2006 Page 2 of 2 Debra Goldberger , attorney for Winged Foot, confirmed Mr. Koelschs’ statement. Jeff Waldhuter (7 Bruce Road) expressed his concerns regarding who will maintain Wesleyan Road. John Lyons (2 Bruce Road) stated he would not have a problem with an easement across his property for the drainage of Wesleyan Road.. The Board requested that description of all required easements for the subdivision be provided. The Planning Board voted to adjourn this application to the March 8, 2006 meeting. 4. North Brook Road Rick Yestadt, the applicant’s architect, explained the applicant’s proposal to construct a single family dwelling. Mr. Yestadt displayed the plans regarding construction of the driveway. The Board stated the applicant would have to submit plans to the New York State Department of Environmental Conservation (DEC) because of the location of the work so close to or in the stream. Roman Sorokko, the applicant’s engineer, asked if the applicant were to use an alternative plan would he still have to go to the DEC. The Board responded due to the fact there is a potential to work in the stream, the application has to go to the DEC. The Planning Board voted to adjourn this application until there is a decision from the DEC. Adjournment _______________________ Daniela Gerardi Secretary to Planning Board
