BOARD OF ARCHITECTURAL REVIEW OF THE TOWN OF MAMARONECK
MARCH 25, 2004, IN THE SENIOR CENTER, TOWN CENTER

CALL TO ORDER
The meeting was called to order by Chairman Wassman at 8:05 PM.
APPROVAL OF MINUTES
Upon a motion made and duly seconded the minutes of January 22 and February 26,
2004 meetings were unanimously approved as amended.

Chairman Wassman read the applications as follows:
WEBSTER BANK/Melron - 1265 Boston Post Road - Block 412, Lot 449 -façade
(adjourned from 02/26/04 meeting)
Mike Ayles from Antinozzi Associates presented the revised rendering for Webster Bank.
The Board discussed the application and had the following comments, concerns and
recommendations:
1. The spandrel glass should have the look of a store front.
2. The Board approved the lighting fixture which will be used for lighting the
wall signage for both Webster Bank and Duane Reade. It will be the
Commercial Applications Signlighter SL Series by Cole Lighting (specs
presented at meeting)
3. The Board had concerns regarding the lighting of the night drop box. The
representative will look into this further.
4. The Board commented on the lighting of the canopy and felt that this
treatment was appropriate as submitted in the drawing labeled A-502.
5. The Board felt that the soffit was an important feature and recommended
that the architect prepare a street scale to show the relationship of the
soffit and façade to the elevation of Boston Post Road.
6. The horizontal break in the transom is to be carried out around the
building.

• DUANE READE/Melron - 1245 Boston Post Road - Block 412, Lot 449 -facade and sign

Mark Mustacato of RMG Associates presented revised renditions of the Duane Reade
Building. The Board opened the discussion and had the following comments, concerns and
recommendations:
1. As requested by the Board, the architect changed the foundation block
around the building to 16 inch square block with a stacked bond in order
to make this portion of the building a less important feature.
2. The Board felt that the block along the right front elevation of the building
should not be stepped as previously recommended and that the one
coarse step should occur at the corner of the Castro side of the building.
The Board also felt that the intermediate dimension of the legs should be
carried out around the entire building.
3. The Board agreed that the panels should match on all sides of the tower.
SIGNAGE -WEBSTER BANK AND DUANE READE
The Board addressed the building signs and monument signs for the site as a separate
discussion.
• The Board had the following comments, concerns and recommendations regarding the
signage:
The Board felt that both applicants consider the following trade off regarding the location
of signage on the site:
1. The Board would support an application to the Zoning Board of Appeals if
the applicants would agree to place signage on the sides of the buildings
(which would require a variance) and not propose monument signs on
Boston Post Road. The Board felt that monument signs are not desirable
at this location on the for Boston Post Road and that they would become
a maintenance issue for the tenants. The Board would not support the
application if both side wall signs and monument signs were presented
together.
2. The Board also felt that the signage locations on the Duane Reade
building be rethought. Two suggestions brought to the table were to
possibly make the transom areas above the main glass a sign area and/or
to make the stucco band at the bottom of the canopy the sign area.
3. If the applicant were to come back with proposals for monument signs the
following were to be addressed:
a) Decrease the amount of language on the Duane Reade
monument.
b) Make the two monument signs speak to each other
• architecturally.
c) Remove the "bugs" from the Webster Bank sign.

• LANDSCAPING -WEBSTER BANK AND DUANE READE
The Board addressed the landscaping of the site as a separate review and had the
following comments, concerns and recommendations:
1. Remove and add intermediate plantings into the row of arborvitae that
presently exists in the area of the existing building. (This area will be the
area in front of the parking lot.)
2. Add some evergreens to the Castro side of the building. Presently there
are only deciduous trees proposed which would make that elevation bare
in the winter months.
3. Add taller planting to the front right side of the building where the grade
drops off. This will help mask the grade change and soften this elevation.
4. Also add evergreens in the sidewalk planting strip in front of the bank
building.
NEW BUSINESS - No new business at this time.
NEXT MEETING
The next meeting of the BAR will be held on April 15, 2004.

Upon a motion duly made and seconded, the meeting was unanimously adjourned.
