BOARD OF ARCHITECTURAL REVIEW OF THE TOWN OF MAMARONECK
MAY 20, 2004, IN THE SENIOR CENTER, TOWN CENTER

CALL TO ORDER
Chairman Wassman called the meeting to order at 8:00 PM who explained that there was a
quorum present of three members and a unanimous decision would have to be made in
order to carry a vote. Applicants were advised the could withdraw their applications and
carry over to the next meeting without prejudice but no assurance could be given that a
• larger Board would be present.
APPROVAL OF MINUTES
There was no discussion regarding previous open minutes.
Chairman Wassman read the applications as follows:
NORTH FORK BANK/Wroclawski - 1370 Boston Post Road
Block 410, Lot 1 -façade, lighting, site plan approval
The representative for North Fork Bank Alex Hadjiyane addressed the Board and gave a
brief description of the project.
After some discussion the Board had the following concerns and comments:
1. The Board was pleased with the design and the translucent material used for
the proposed eyebrow awning.
2. The Board found the proposed stamped concrete (Ashlar Pattern) used for the
walkway surfaces around the building was a good choice and would look good
at the site.
3. The framework around the windows would be acceptable as proposed i.e.
• anodized aluminum per sample.
4. The center light fixture on the front of the building is to be relocated to the
center of the Winthrop side window below to be evenly spaced as the others are
on the plan.

5. The Board was pleased to hear and accepted the fact the window shades were
motorized. This will allow the shades to be set at the same level on all the
windows simultaneously.
6. The Board felt the proposed colors lacked the "punch" the building could have if
the colors were changed. The Board agreed a white color scheme would be
more appropriate. New samples will be presented at the next meeting.
7. A majority of the Board felt the size of the lettering and pictorial matter of the
sign should be scaled down. The Board also felt the sign facing the Winthrop
frontage should be pushed further to the right on the wall. The Board felt the
back lighting of the signs would be appropriate. Also the Board noted the three
signs proposed were in excess of what the code allows. After some discussion
and a vote, it was determined the Board would not support the applicant's
possible request for a zoning variance to allow three signs. The Board felt the
two wall signs were adequate.
8. The landscaping as proposed was very ambitious and the Board was pleased to
see such a complete plan. The Board felt there were too many perennials and
the site would be bare in the winter months and the placement of the perennials
in the shade of the proposed trees probably would not do well. The Board
suggested more evergreen type planting material should be used to fill these
areas or seasonal planting assured. The taller plantings in the beds should be
reversed in the scheme in order to allow a better view of the site and the
plantings from the Boston Post Road. The applicant agreed to revise the

planting plan Drawing C3.
9. The Board requested a photometric plan for the site ground lighting.
10. The Board felt the overall design and site layout were acceptable and would
forward this comment to the Planning Board.
Chairman Wassman read the next application:
DROP SHOP STORE - 1262 Boston Post Road
Block 407, Lot 192 - sign
Mr. Salazar, architect for the applicant, addressed the Board regarding the proposed sign
for the Drop Shop. He stated the new sign was illuminated by back lighting the lettering
and a series of perforations allowed light to penetrate the lettering caused the script to
appear white when lit at night. Mr. Salazar explained when the sign was not lit it looks
similar to the paper proposal.
The Board had the following comments:
1. The Board discussed the application for the new sign and found this method of
lighting the sign to be innovative and creative.
2. The Board felt that possibly the entire shopping center could some day change
the present tenant signs to the proposal shown here tonight
3. The Board approved the application as proposed.
• On a motion made and seconded, the following resolution was ADOPTED:
WHEREAS, Drop Shop Store has submitted an application to the
Building Inspector, together with plans for signage; and

WHEREAS, the Building Inspector has declined to issue such permit on
the grounds that the review by the Board of Architectural Review is
required; and
WHEREAS, Drop Shop Store submitted an application for approval to
the Board; and
WHEREAS, this Board has examined the plans, inspected the site,
reviewed the application and has heard all persons interested in this
application.
NOW THEREFORE, BE IT
RESOLVED, that the subject application be and the same is
GRANTED.
NEW BUSINESS
There was no new business to discuss.
• NEXT MEETING
The next meeting of the BAR will be held on June 15, 2004.
ADJOURNMENT
Upon a motion duly made and seconded, the meeting was unanimously adjourned.
